Signs of gentrification in Ottawa

Gentrification in Ottawa began on Rideau Street about a decade ago has now spread further north into Ottawa’s Lowertown. The process seemed to happen so slowly that it wasn’t until the large parking lot on King Edward became a construction zone for a new arts theatre that it became apparent: this is no longer the grimy and sketchy Lowertown. Gentrification in Ottawa is now more apparent.

Perhaps one of the most obvious signs of gentrification is Claridge’s new development: The WaterStreet, located at 316 Bruyere St. Claridge has torn down the eyesore townhomes that once faced St. Patrick and are building a low-rise condominium complex.

The WaterStreet complex offers buyers anything from studio units in the high $190s to two bedrooms plus a den for over half a million dollars. Buyers are attracted to WaterStreet, and Lowertown in general, because you get the best of both worlds: you’re only steps from the hustle and bustle of the Byward Market, but you’re also tucked away in a quiet residential area.

Lowertown is Ottawa’s oldest neighbourhood. At the end of the twentieth century, the area was rundown, overrun by homeless people, dilapidated buildings and cheap rental units. However, it won’t be long before the entire area is remade. Already, along Murray St, the old Catholic Church has been transformed into an arts centre, the homes next to the Shepherds of Good Hope have seen a little TLC, and there is a new building in the early stages of construction on Cumberland.

Nothing will happen overnight, but certainly, with an appetite for Claridge’s luxurious condos, there are going to be many new residents flooding the area, and what hasn’t yet gentrified will be very soon to follow.
