Silver Spruce comes alive

There’s a rush for silver in the southwest – Silver Spruce, that is! The newest community from Apex Developments makes its long-anticipated debut on May 4 and excitement is ramping up for all that it offers.

This boutique community situated in the heart of the well-established neighbourhood of Silverado in the southwest is already a big hit, as the two showhomes from Brookfield Residential and Excel Homes are open and seeing an abundance of visitors. But the launch of Silver Spruce itself marks a major milestone in the development.

Excel Homes opened their Bennett front-drive garage showhome last year, and Brookfield Residential followed suit in February with their Columbia model.

“The response has been outstanding,” says Apex Development coordinator, Michelle Wilken. “We are already 40 per cent sold in Phase 1.”
Sales for Phase 2 will commence in the summer, she adds, with some “really great amenity lots.” The occasion – which promises a ton of fun for the whole family - will be further marked by the introduction of duplex homes from Excel Homes and Brookfield Residential, as well.

A well-established location

“Silver Spruce is nestled in the well-established community of Silverado. Brookfield Residential Marketing Manager, Jenna Rilling, says there are many reasons that make Silver Spruce a fantastic place to settle down.

Residents enjoy a variety of nearby amenities, from shopping centers to recreational facilities, enhancing convenience and quality of life,” she says.

“Moreover, the community boasts breathtaking scenic views, pathways and playgrounds. Additionally, its strategic location near major roadways like Stoney Trail facilitates effortless transportation, offering seamless connectivity to key destinations across the city and beyond.”

Kristina Plank, Marketing Manager at Excel Homes, agrees. “There are two schools (elementary to junior high) as well as playschools in Silverado and kindergarten/elementary schools nearby. Silverado also has a fitness and yoga studio, a veterinary hospital and the requisite shopping centre with groceries, banks, pharmacy, restaurants, and so much more already ready for Silver Spruce’s new residents to enjoy.”

Amenities first

Like many of Apex’s previous developments, the introduction of in-community amenities is prioritized.

“We have a playground that is already used by Silverado residents daily,” Wilken says. “Silver Spruce is surrounded by environmental reserve green space, an abundance of pathways, and even a pollinator park. Not to mention all the shops and restaurants that are already in the community.

That is just what new homebuyers are looking for – a community offering new construction homes in an established area already rich with amenities.

Family-friendly homes

The community is proving popular with first-time homebuyers and move-up buyers, she says.
“Two of the trends we are seeing in Silver Spruce are: One. First time home buyers that are newer to Canada. They are choosing Silver Spruce because of close proximity to amenities like the playground, transit & schools. all within 10 minutes of driving,” she says.

“Number Two. Move-up buyers with growing families. These buyers may have been in a duplex or smaller laned home. They are choosing Silver Spruce because they like the idea of a brand-new home in a community that is already established. Achieving the home’s potential

Brookfield Residential unveiled its Bennett showhome in Silver Spruce in February and it has been a big hit.

At 2,484 square-feet, the Columbia is admirably fitted for family life. It has an additional 860 square-feet of basement development, for a total of 3+1 bedrooms, 2.5+1 baths, and spacious bonus room separating the primary bedroom from the secondary bedrooms.

Excel Homes opened its Bennett showhome last November and had played a crucial role in elevating the homeowning possibilities in Silver Spruce.

“The Bennett show home is a 35th year anniversary model, and the first of its kind,” Plank says. “It was designed to optimize every square foot of the home, making it feel much larger than it is.”

The 2,045 square-foot Bennett showhome has three bedrooms and two-and-a-half baths with an attached double front garage and 659 square-foot basement suite.
