A triangular community in the northeast part of Edmonton, Belvedere is bound by 137th Avenue to the north and 66 Street to the west. With the LRT line running along the remaining boundary, 54th Street, Belvedere is one of Edmonton’s most mobile communities with a promising future ahead of it.

Belvedere is full of old character homes and new ideas for growth. The City of Edmonton targeted Belvedere for revitalization in the early 2000s, which signals that the community will undergo a lot of improvements in the coming years. Public parks and residential streets give Belvedere a suburban feel. The LRT and railroad bordering the community provide greater mobility to residents than many other Edmonton communities. Robert Brett Park and Braids Park provide buffers from the varied commercial businesses on 137th Avenue and Fort Road. Planes, Trains & Automobiles

The LRT line nearly bisects Edmonton, creating a barrier to further southern development. With the LRT close to Belvedere, most of Edmonton is reachable within 90 minutes for public transit users, which is quite a feat. Fort Road is a main artery for northeast Edmonton and it connects to the Yellowhead Trail, Anthony Henday Drive and, eventually, to Whitemud Drive.

The Good, the Bad & the Rest

The higher crime rate makes the area statistically more dangerous at night. While this may make the listing prices more affordable for first-time property buyers, the pending neighbourhood revitalization will help the area become more desirable over time. The LRT line also provides Belvedere with accessibility to other parts of the city.

While you won't find a lot of fine dining or fancy cafes in Belvedere, much of the rental accommodations are newly renovated and available for a great price. Houses and duplexes are also available at accessible prices. Expect rental prices to go down the closer the property is to commercial property and the LRT station. The low average income helps to keep service costs manageable.
