Introduction

Richford is centrally located in south Edmonton near the Anthony Henday Drive and Highway 2 interchange. It is bordered on the east and north by Blackmud Creek Ravine, on the west by 111th Street, and by Ellerslie Road on the south. Richford is a new development that has sprung up as the city expands to handle a surge of new residents in Edmonton.

Lifestyle

The city’s rapid population growth in the late 2000s, combined with the construction of the Anthony Henday Drive ring road, opened up new areas of growth like Richford. As of 2015, much of the neighbourhood is still under development. Future plans include a mix of single-family homes, low-density semi-detached units, and higher-density apartment buildings with the hope of attracting a diverse group of owners and renters.

The Vibe

This is a small neighbourhood with only 535 people listed as residents in the 2011 Statistics Canada Census. The proximity to Blackmud Creek makes Richford ideal for privacy and for getting away from the city and exploring nature in the Blackmud Ravine. Services and amenities have popped up along Ellerslie Road to accommodate the city’s expansion, making it easier to access for area residents.

The residents in Richford are a diverse group with average to above average household incomes. The recent growth in the area has been spurred by middle-class families and young professionals. There is a strong immigrant presence, with more than half of Richford's population hailing from Asia and the Middle East.

In the Area

With an influx of people moving to south Edmonton, a number of grocery stores and retail complexes have been built recently in the area. South Edmonton Common is located just on the other side of Calgary Trail. Richford is also a short drive away from Jagare Ridge Golf Course and the William Lutsky YMCA, for those looking for some recreation.

Planes, Trains & Automobiles

Richford is situated close to the two major highways that link Edmonton to the rest of the province. The Anthony Henday can get you to the western, northern, or eastern parts of Edmonton in 20 to 30 minutes. Gateway Boulevard offers a route to downtown that will take just 20 minutes, and the Edmonton International Airport is only 10 minutes away.

The Good, the Bad & the Rest

Not too long ago, Richford was more farmland than residential. Since it's located on the outskirts of the city, commutes to events and major attractions can be long – even by Edmonton standards. The high volume of traffic on Ellerslie Road and 111th Street also can be an unwanted distraction, but with most homes built away from the main roads, residents don't notice the noise too much.

Dollars & Sense

The large estate homes that back onto Blackmud Ravine and the private, gated community of The Ravines of Richford give the impression that Richford is only for the rich. However, the development since 2001 has been more middle class single-detached homes and condominiums, which has attracted people from all walks of life.

Blackburn Creek Park

The park is part of the Blackmud Ravine system and is situated on the border of Richford and Blackburne neighbourhoods. There is plenty to explore all along the lush ravine.

Ellerslie Rugby Park

The Edmonton Rugby Club is based here, with games through the summer. The clubhouse and banquet room can seat as many as 350 people or be separated into smaller venues with catering.

The Ravines of Richford is the newest development backing onto Blackmud Creek Ravine. The gated community offers an exclusive neighbourhood that has stunning views. It is condominium-style living, but in single-family homes.

Located in the middle of the community on 108 Street and 8th Avenue SW, this small playground is a great gathering place for kids. It features slides and climbing equipment with benches for parents.

The park has been built around a storm water management facility and has wide open green space, complemented by cement paths that lead around a tiny creek bed. It is great for going for a stroll.
