Introduction

A thousand people move to Surrey every month, and many of them find a home in the neighbourhood of Fleetwood. The area’s northern boundary follows 96 Avenue from 148 Street to 164 Street. Its eastern boundary is a stepped edge following 164 Street south from 96 Street to 90 Avenue and then cutting east along a greenbelt joining with 88 Avenue.

Lifestyle

New and old mix in the Fleetwood neighbourhood in east-central Surrey. With its large lots, the area is slowly being revitalized with newer larger houses replacing the housing stock built largely in the ’60s and ’70s. Families can still find a house with a yard at a relatively reasonable price in Fleetwood, but the city has also started densifying the town centre area.

Fleetwood residents love their quiet neighbourhood — far from the crime that City of Surrey is sometimes known for. While the area is primarily residential, there are services and amenities so Fleetwood residents can spend their leisure hours close to home. City staff take pride in the area’s many parks and their beautiful gardens are a testament to their hard work.

Surrey is a multicultural city and Fleetwood is also a destination point for many new Canadians. About 20 per cent of the residents of Surrey speak Punjabi as their first language, but also immigrants from the Philippines, China and other parts of the world are making Fleetwood their home. According to 2010 Statistics Canada numbers, incomes in Fleetwood, at about $50,000 per annum, are slightly below average incomes in Surrey.

Major sports and recreation facilities have been constructed throughout Fleetwood and its many amenities are a draw for residents from all parts of Surrey. Surrey schools have a good reputation, which is great for people with young children. The city has also invested heavily in preserving greenspaces either as natural greenbelts or as parks.

Planes, Trains & Automobiles

Fleetwood residents will find traffic somewhat of a hassle, especially if they're heading downtown. But the neighbourhood is fairly close to both Highway One and the new South Perimeter Road. The Fraser Highway bisects Fleetwood, taking residents east to Langley or west to central Surrey. The city's long-term plan is to have light rapid transit connecting Fleetwood westward to the SkyTrain grid in central Surrey and eastward to Langley City.

The Good, the Bad & the Rest

It’s taking a while for Fleetwood to modernize and some neighbourhoods still have rundown homes and vestiges of neglect. But as the City of Surrey pushes forward with its planning, focusing on development and density in town sites like Fleetwood, the area is slowly getting a more 21st century feel to it.

Dollars & Sense

The Fleetwood area isn’t a high-end neighbourhood; rather, its shops and services cater to middle-class families with middle-income budgets. But that doesn’t mean there aren’t good grocery stores, like Fresh St. Market, located at Fleetwood Park Village, with its deli counter and specialty foods, as well as retail chain stores as well as mom-and-pop shops.

Francis Park

Francis Park completes the recreational hub at 84 Avenue and 159 Street that includes a recreation centre and a library. The park includes playgrounds for kids, benches for sitting and an outdoor chess table.

Fleetwood Park

A green oasis in the area with beautiful gardens, a wooded area with trails for walking and shaded areas to sit in. There's also a water park for youngsters, a playground and picnic areas.

Surrey Golf Course

Fleetwood residents have a wide selection of golf courses just south of the area where they can get in some exercise or just socialize. Surrey Golf Course is located just on the periphery of the neighbourhood and features an 18-hole course as well as the nine-hole Willows Nine.
