Introduction

Caswell Hill is an older rectangular-shaped neighbourhood on Saskatoon’s west side. The eastern and western boundaries are Idylwyld Drive and Avenue H, respectively, while the northern and southern boundaries are 33 St. and 22 St. This neighbourhood features many beautiful character homes – something Saskatoon’s newer areas lack. Caswell Hill offers many amenities and is only a short distance from the city centre.

Lifestyle

With the large majority of houses having been built before 1960, this neighbourhood certainly has a unique character. Caswell Hill has an elementary school and high school, so it is well suited for families. In the summer, the outdoor Mayfair Pool is a big attraction. Residents interested in nightlife have access to two country bars, Outlaws and The Long Branch, both of which are located just across Idylwyld Drive.

The Vibe

The vibe here is tough to narrow down, as the older homes provide a cozy atmosphere while the close proximity to the city centre offers a bit of an urban feel. The streets are lined with large mature trees that look beautiful in all seasons. This neighbourhood’s lower cost makes it a great choice for younger people.

Most residents here are between the ages of 20 and 35 years old. Average household income is on the lower end at approximately $64,000. According to the City of Saskatoon, 770 of the 1,555 households in Caswell Hill are home to families. This neighbourhood is well suited for many types of people, and while the prices here are fairly low, Caswell Hill feels safe and comfortable.

In the Area

This neighbourhood has a long list of amenities. Mayfair Pool is at the centre of the neighbourhood and Harry Bailey Aquatics Centre is located nearby. The local favourite Saskatoon Station Place offers great meals in a unique and historic building. Bedford Road High School and Caswell Community School are also in the neighbourhood. Planes, Trains & Automobiles

There are some local restaurants and grocers located conveniently enough to make walking a reasonable form of transportation. Busses are available, and the main city centre bus hub is only a few stops away. Like all Saskatoon neighbourhoods, driving is the preferred mode of transportation. And with one of Saskatoon’s main streets, Idylwyld Drive, located nearby, taking your car out to other areas of the city is incredibly convenient.

The Good, the Bad & the Rest

With train tracks running through the neighbourhood and the central industrial district next door, some areas of Caswell Hill do feel somewhat industrial. However, other corners of the community feel extremely quiet and calm. Caswell Hill’s age is beginning to show on homes that haven’t kept up-to-date on renovations, but the character homes that are renovated look wonderful.

Dollars & Sense

Caswell Hill is fairly cheap by all accounts. The real estate market is very affordable and the restaurants in the area are reasonably well priced. Caswell Hill Café is a very delicious and affordable breakfast and lunch spot – a big breakfast here will cost less than $10. For residents more interested in luxury dining and shopping, the city centre is located only a short distance away.

Recently rebuilt, this outdoor pool is always filled on hot summer days. Located in the middle of the area and featuring a small waterslide, it is one of Saskatoon’s few outdoor pools.
