Birchwood’s Brand appeals to a wide range of buyers

With ‘brand’ new showhomes and special pricing, buyers will need to act quickly as Birchwood Properties moves into the final phase of its fabulous townhome development in Heartland in Cochrane.

Birchwood’s Brand consists of 95 two- and three-storey townhomes. There has been such an incredible response from buyers, that there are now just 12 townhomes remaining.

“We are in the final stages of selling in this exciting project and homes are selling fast – we had six sales last month, so these last 12 will be gone before the end of the year,” says Adele Kerr, director of sales and marketing for Birchwood. “The townhomes in Brand have been extremely well-received and we have seen a variety of homebuyers from first-time buyers and young families, to downsizing empty nesters,”

“Buyers love the open concept designs throughout the main level of each of the models. Features such as kitchen islands, nine-ft. ceilings, ensuite bathrooms, quartz countertops, stainless steel appliances, and wide plank laminate floors, which you would typically see in a more move-up product, are appreciated in these entry level homes,” Kerr says. “And of course, having an attached garage and the opportunity to back onto greenspace is certainly a bonus – not to mention the incredible mountain views!”

“We are offering special pricing on our completed inventory homes, which are available for immediate move in — from an incredible $249,900 and savings of up to $30,000.”

Brand offers three models: Devon, 1,055-sq.-ft. with two bedrooms, 1.5 bathrooms and an oversized single attached garage priced from $249,900; Galloway, 1,247-sq.-ft. with two or three bedrooms, 2.5 bathrooms and a double attached garage from $289,900; and Highland, 1,372-sq.-ft. also with two or three bedrooms, 2.5 bathrooms and a double attached garage from $294,900. All these inventory homes back onto greenspace.

“The homes feature functional, family-friendly designs and the open-concept floorplans that maximize functionality in all three models,” Kerr says, adding that Brand is also pet friendly.

The exteriors are Prairie- and Heritage-themed, inspired by the historic, small-town country living available in Cochrane. All the townhomes are fully landscaped and maintained (perfect for lock and leave lifestyle), and offer front verandas or decks.

Heartland is ideally located on the west side of Cochrane. It’s a short walk to the Bow River, and within a few minutes’ drive to Cochrane’s shops, restaurants, services, and recreation facilities, plus the Tuscany LRT Station is just a short drive up the highway, which is great for Calgary commuters.

“The location of Heartland and the overall feeling of this charming new community is something buyers gravitate to,” Kerr says. “Heartland has direct access for a trip to the mountains, or a 20-minute commute to the city. You truly do get to enjoy the benefits of small-town living with the conveniences and amenities of the big city. Heartland is also preparing to welcome some fantastic new commercial, including a PetroCanada, Tim Hortons, as well as a future RCMP station.”
