Calgary: Park South by Graywood Developments

Having both the convenience of the LRT and the beauty of nature steps from the front door has led to such a success story for Graywood Development’s Fish Creek Exchange, that it’s now moving to the next chapter with Park South.

Fish Creek Exchange is the first offering in Calgary by Toronto-based company Graywood Developments, spanning 9.5-hectares with four multi-family sites on the east end of Shawnee Park in southwest Calgary.

“Fish Creek Exchange fits our tagline the ‘last great Fish Creek Park address’ because there really aren’t many opportunities left to live in a new condo or townhome with this proximity to Fish Creek Park,” says Patrick Briscoe, vice-president of development.

It’s clear that buyers love the location as the first site is close to sold out and people are moving in, prompting Graywood Developments to move onto the second site – Park South – which includes two, four-storey buildings and townhomes.

“Our key attraction is without a doubt, Fish Creek Park and the LRT station – all within a five to seven-minute walk,” says Heather Lloyd, vice-president, sales and marketing for Graywood Developments. “But in addition, people like the fact that this is a community, not just a single standing residence. Park South will have walking paths, parks, mid-rise and low-rise homes and retail. We are in pre-registration and to date, the response has been very positive. We’re attracting a range of prospective purchasers from first-time buyers to empty nesters.”

The first of the two condo buildings being launched offers 60 suites. Buyers have a variety of styles to choose from, with suites ranging from 579 to more than 1,400 sq.ft. from one bedroom to three-bedroom designs starting from the mid $200,000s. There will also be 10 townhomes released ranging approximately from 1,200 to 1,600-sq.-ft. with two- and three-bedroom layouts. Townhomes are priced from the $390,000s.

“We collected a lot of feedback from people with the first site, and we incorporated what they said in this second site, including offering larger suites and an 18-ft.-wide townhome model,” Briscoe says. “We also took popular items from the first site and are using them in Park South. We’re offering new contemporary colour palettes put together by our designers, and buyers have the ability to mix and match.”

Each suite and home features upgraded stainless steel appliances, quartz countertops, durable luxury vinyl plank flooring, in-suite laundry, nine-ft. ceilings, private patios and balconies and, for the condos, underground heated parking and storage. Townhomes can accommodate rear garages.

Each condo building has an outdoor courtyard complete with lounge chairs, barbecues and a community garden where residents can gather. The townhomes front a parkette and have pathways that connect them to a landscaped buffer and pathway system linking to Fish Creek Park.

Briscoe notes that since Fish Creek Exchange is in the community of Shawnee Park, residents enjoy established amenities with LRT, parks and trails in walking distance, and shops, services, a grocery store, entertainment options, schools and churches just minutes away.
