Calgary: The Guardian by Hon Developments

Things are really looking up at The Guardian these days, as Calgary’s tallest residential condo project is now 75 per cent sold out, says Sales Manager, Lee Fernando. The two 44-storey towers from Hon Developments stands prominently in the Calgary skyline, located in the heart of Victoria Park.

“We sold all 25 units that were released in a single day,” Fernando says of a collection of homes launched at an event earlier this spring. “There were even a number of people who waited outside overnight to reserve their new home.” Construction in both towers are now complete, with residences ready to move into, providing homebuyers with an opportunity to see for themselves the quality inside and the views outside their homes.

A number of floorplans suit a variety of lifestyles; suites range from an intelligently designed 441 sq.-ft. one-bedroom, all the way up to a spacious 2,619 sq.-ft. Paramount Suite, with nearly a dozen options in-between.

Hon Developments’ building philosophy is to design from the inside out, meaning that the units are designed sensibly for homeowners and their lifestyles. Each suite is thoughtfully planned and efficient; with no wasted space located in hallways or dark interior rooms. For two-bedroom suites, a split bedroom design means that each of the rooms get bright floor-to-ceiling windows and are located on the opposite side of the units for more privacy and comfort. Even the pricing, says Fernando, is flexible to meet different buyers’ needs. “Units come with one, two or no parking stalls,” she says. “A parking stall adds to the cost for a homebuyer, so there’s a lot of savings if you don’t need one. There’s the option to rent parking, meaning that if your needs change, The Guardian can adapt to that.”

This flexibility allows buyers to ‘mix and match’ various sizes and locations within the building to meet their lifestyle and budget. For example, a 441-sq.-ft. suite with no parking stall on the 28th floor (the lowest floor with availability), starts at the mid-$200,000s.

The Guardian offers an array of amenities which makes living there a bit like a stay at a luxury resort. There’s a comfortable lobby with concierge service, a commercially equipped fitness centre, bicycle storage, workshop, social club and outdoor garden terrace. The double-height lobby is where you’ll find the concierge and around-the-clock security.
