Calgary: Yorkville in Calgary’s south by Mattamy Homes

You don’t last more than 40 years in business and sell literally thousands of homes without learning a few things along the way, and Mattamy Homes – operating in the Calgary area for more than 10 years – has it down to a science.

Take its newest community, Yorkville, in Calgary’s deep south. Located on the west side of Sheriff King Street and south of 194 Avenue, Yorkville offers a perfect mix of housing types to match any lifestyle or budget, and all in a master-planned community setting. “Mattamy has taken great strides to ensure there is an even and consistent flow to how the community is shaped,” says senior marketing manager Karla Schultz. “We have always said ‘parks before people’ and this means ensuring we have taken into account the mix of greenspace, walking trails, playgrounds, water features, etc. to how the streetscapes are planned. We design for natural amenities, such as creeks, wetlands and parks, to ensure we maximize residents’ access to, and views of, these features.”

To that end, a significant portion of the community’s 320 acres have been designated for storm ponds, natural reserve, parks, and a pathway system. The four-acre central park features a large storm water pond with walking bridge, skateboard park area, half basketball court, playground, greenspaces, connecting pathways, space for a future Home Owner Association facility, plus a unique piece of public art that’s sure to be a favourite photo spot when complete.

“Adding art to the community helps create a place of gathering,” says Schultz. “The touches of red brick in the design really connect with the architecture in the community. The pond area will also feature fountains that will be a nice addition to the overall beauty of the area.”

Construction will commence on a smaller park area featuring a tot playground this spring, with completion occuring by the fall.Additionally, two future schools, public and Catholic, two future Calgary Transit bus routes, plus quick access to LRT, Stoney and Macleod Trails, proximity to shopping centres, Spruce Meadows and Kananaskis Country are all key selling points with prospective homeowners.

So far, says Schultz, Yorkville is proving to be popular with everyone from buyers who are just starting out, to those who are looking to downsize and those who are in between. “With one sales centre, one team, future residents are able to have one team work for them on options that suit their family and financial needs. We have onsite mortgage support as well to help facilitate with First Calgary Financial.”

The community offers a wide range of housing options, including single-family homes with 31-, 36-, 38- and 44-ft. lot widths, duplex homes and townhomes. All are selling briskly, with the ‘urban towns’ leading the way.

Ranging in size from 1,177 to 1,516 sq.-ft., and starting from as low as $309,990, these spacious two- and three-bedroom, two-and-a-half-bathroom townhomes are flexible – and affordable – to suit a variety of buyers’ lifestyles and pocketbooks. Just think, no more parking on the street now that you have your own cozy two-car heated garage!

“There will be lots of options here throughout the entire community for both three and six-unit townhome buildings,” says Schultz, “with seven different floorplans available. Buildings flanking Sheriff King Street all have an exterior Brownstone Colonial look to give a really great street appeal.”

Nine showhomes are currently open in the community, including three urban townhomes, two rear-lane duplexes and four single-family models.

Showhomes and sales centre are open Monday to Thursday from 1-8 p.m. and Saturday and Sunday from 11 a.m. to 6 p.m.
