Dawn of Dawson’s Landing

A new dawn is rising in Chestermere and it begins with Dawson’s Landing. The new residential community development from Qualico Communities promises to bring a new sense of diversity and opportunity to this vibrant lake town just east of Calgary.

“Sales in Dawson’s have been steady with the townhomes, laned and duplex models being extremely popular. The front-drive homes start in the $490,000s which is the best price in Chestermere,” says Emily Smith, Manager, Marketing & Customer Care at Qualico Communities.

Affordability is a big factor in Dawson’s Landing’s success, as buyers can enjoy significant savings buying a similar home here compared to Calgary. For one thing, land is so much more inexpensive in this town just 10 minutes east of Calgary.

“Lots in Chestermere are about $15,000 to $20,000 less than in Calgary,” Smith points out. “So, a laned home here starts in the $370,000s compared to a similar model in Calgary.”

 

 

Beyond the affordability is the wide array of home choices as Dawson’s Landing offers townhomes and duplexes from the low $300,000s, laned homes from the $370,000s, and front-drive homes from the $490,000s

Dawson’s landing can offer such big savings due to smaller lot sizes, which Smith says can benefit homeowners in more ways than one.

“For the smaller lot sizes buyers will have a smaller side yard and less maintenance. They can also expect lower property tax as taxes are based partly on the size of the lot, and Chestermere has been working on lowering taxes for a couple of years,” she says.

Builders include Morrison Homes, who will be offering rear laned duplex homes in the first phase, and Trico Homes who will have laned homes. Broadview Homes, Sterling Homes, NuVista Homes will all have front-attached garage homes.

The community of Dawson’s Landing is one of the first you approach when you come in from Calgary on Highway 1A. It is located in West Chestermere, immediately west of Rainbow Road and adjacent to the communities of Rainbow Falls and Westmere. “It is close to Calgary and still has that small town feel. We are approximately 10 minutes away from a movie theatre, Costco, and various Calgary retail options in the East Hills commercial centre,” Smith says.
