Any respectable homebuilder will have a healthy supply of spec homes and quick possession homes in their inventory, but 2022 had been a struggle for some as strong demand outstripped supply. The builder spec home or quick-possession home have been tried-and-true industry standards. A spec home is industry speak for a home that is built before a homebuyer makes a purchase. It is constructed using builder specifications (hence, “spec”) and most are move-in ready or at least available for a quick possession.

“With a move-in ready or quick possession home, you have a shorter build time and can get in quicker,” Fay tells Edmonton New Home + Condo Guide. “Either the home is ready, or we are near completing construction. Plus, you have the benefit of one of our professional interior designers having selected the colour palette and finishings in your home, so you know it is going to be stunning!”

The quick possession home is a great option for buyers who need to move out of their present home at a specific time and don’t have the luxury of waiting on a pre-sale home to be built.

“Purchasing a quick possession home also allows the purchaser to lock in their mortgage rate quicker, eliminating the risk of increasing interest rates,” Fay adds.

The advantage is that they still get a new home that no one has lived in before. “A new home comes with many advantages – our two service calls throughout the year, the Alberta New Home Warranty program, plus all the energy efficiency we include, that are often not found in resale product,” he says.

Not all builders can offer a constant supply of quick possession homes as it requires a steady supply of construction materials not to mention a good relationship with trades.
