Homebuyers can count on Jayman BUILT for quick possession homes
November 25, 2022
Any respectable homebuilder will have a healthy supply of spec homes and quick possession homes in their inventory, but 2022 had been a struggle for some as strong demand outstripped supply. But Jayman BUILT, with their wealth of experience, has weathered this storm and continues to offer a wide variety of homes throughout Edmonton for anyone who needs to move in at short notice.
The multi-award-winning homebuilder even has enough to get buyers into their own home for the Holidays.
“We have over 50 quick possession homes available in Edmonton – this includes our pre-planned spec homes, which do still have a quick possession move-in date, within six months,” says Charles Fay, Vice President Jayman BUILT Edmonton.
“This option is great for our customers, as they are our most popular models and most popular options with professionally curated colour palettes” he adds.
The builder spec home or quick-possession home have been tried-and-true industry standards. A spec home is industry speak for a home that is built before a homebuyer makes a purchase. It is constructed using builder specifications (hence, “spec”) and most are move-in ready or at least available for a quick possession.
“With a move-in ready or quick possession home, you have a shorter build time and can get in quicker,” Fay tells Edmonton New Home + Condo Guide. “Either the home is ready, or we are near completing construction. Plus, you have the benefit of one of our professional interior designers having selected the colour palette and finishings in your home, so you know it is going to be stunning!”
The quick possession home is a great option for buyers who need to move out of their present home at a specific time and don’t have the luxury of waiting on a pre-sale home to be built.
“Purchasing a quick possession home also allows the purchaser to lock in their mortgage rate quicker, eliminating the risk of increasing interest rates,” Fay adds.
The advantage is that they still get a new home that no one has lived in before. “A new home comes with many advantages – our two service calls throughout the year, the Alberta New Home Warranty program, plus all the energy efficiency we include, that are often not found in resale product,” he says.
“This means the home is complete with our solar panels, high efficiency furnace, triple pane windows, tankless hot water heater – all the features that keep your money in your pocket, by reducing your energy costs.” And with a Jayman BUILT home - regardless if it’s new or spec – they are built based on current cost of materials and labour.
Not all builders can offer a constant supply of quick possession homes as it requires a steady supply of construction materials not to mention a good relationship with trades. Through Jayman BUILT’s 40 years of experience, they have been able to build strong relationships with trades, and can buy supplies in bulk, which has sheltered them from supply chain challenges.
“At Jayman, we have a consistent number of homes flowing through our office and field. We ensure that a portion of the homes started each month address the need for available home inventory whenever possible. We are seeing an influx of interest in quick possession homes and with that have modified our production to support the market.”
They have also been able to keep costs down and pass off their savings to customers. “We have Street Towns starting in the $360’s, Laned homes starting in the $400’s and front attached garage homes available from the $500’s. All prices include home, lot and GST,” Fay says.
Available at $424,900 including lot and GST, these Cooper18 homes come with Jayman’s upscale standard features, including six solar panels, Built Green Canada Standard with EnerGuide Rating, ultraviolet light air purification system, tankless water heater, triple pane windows and smart home technology solutions.
At 1,587 square-feet the Cooper18 has three bedrooms and two-and-a-half baths and comes fitted with additional features that include stainless steel kitchen appliances, quartz kitchen countertops, luxury vinyl plank floors and three-piece rough-in plumbing in the basement.
It has a front flex room that would make for a spacious home office or den, a central kitchen with kitchen island and eating bar, and dramatic 11-foot-high ceilings in the foyer and great room. There is also a stackable laundry coset upstairs and dual sinks in the ensuite. It’s a great home that offers lifestyle solutions for a variety of needs.
Fay says their quick possession homes come with professionally curated colour palettes developed by Jayman’s team of certified interior designers. “The models chosen are our most popular, best-selling models, with the floorplan personalization options we see most commonly – this could be expanded secondary bedrooms, main floor den or bedroom or various kitchen layouts,” he adds.
Jayman BUILT homes are available in 14 communities in and around the Greater Edmonton Area, and their quick possession homes range from Street Towns in Trumpeter at Big Lake and Southfork in Leduc, to laned and front-drive garage homes in some of the best communities in the city.
“Jayman includes more value in our homes – whether it is a pre-sale or a quick possession, you get our Core Performance,” Fay says. “This is a set of energy efficient inclusions that save you money annually on your energy bills, including 6 solar panels, triple pane windows, high efficiency 2-stage furnace, active heat recovery ventilation system, tankless hot water heater, and more! Our homeowners can save up to $700 annually on their energy bills.”
