Homes by Avi, for the seventh straight year, is the builder of the Alberta Children’s Hospital Lottery Home, located in the new southeast Calgary community of Walden and, as expected, the Hawthorne show home delivers the goods.
Checking in at a roomy 2,229 sq.-ft., this four-bedroom, three-and-a-half bath home features warm Scandinavian styling and is valued at $925,000 including lot, landscaping, upgrades and furnishings.

The Lottery Home is situated on a quiet cul-de-sac, backing onto a strip of heavily treed greenspace. With Homes by Avi it’s all about attention to detail, such as the cultured stone exterior garage door accents, and environmentally friendly construction materials like triple pane windows with argon fill and low E coating; 95 per cent efficient two-stage furnace; programmable thermostat; heat recovery ventilation unit; LED lighting; and low-flow plumbing fixtures.

Stepping in the front door, the spacious main foyer opens to a study/den on the right and a double front closet on the left. The light-toned hardwood floor is carried throughout the main level, which has uninterrupted sightlines right from the entry through the kitchen to the gigantic triple doors opening onto the rear deck. Entering via the garage, one is greeted by a dual-purpose mudroom and pantry highlighted by two-tone hexagonal ceramic floor tiles. The main floor powder room is discreetly tucked in its own short hallway between the two entries.

In the main living space, the open floorplan combined with the raised ceilings and large windows give the room a bright, airy feel, but the star is clearly the 10-ft. hexagonal ceramic tile fireplace surround with chimney accent running right up to the top of the 18-ft .vaulted great room ceiling.

In the kitchen, slate-coloured quartz countertops are complemented by natural wood cabinets and a built-in floor-to-ceiling glass-faced china cabinet. A herringbone pattern tile backsplash adds another layer of texture and design detail. Functional and beautiful, the kitchen is fully-equipped with Whirpool black stainless-steel appliances and dual undermount Blanco silgranit sinks with matte black Moen fixtures. A custom-made wood picnic table complement the other wood tones and textures and adds even more visual appeal. Triple folding patio doors open to a large deck with an outdoor cooking area built-in on the lower level.

Wide, plush carpeted stairs lead upstairs to two large children’s bedrooms and a large bonus room over the garage. The main upstairs bath is done to the nines with rectangular tile floor and backsplash, while the adjacent laundry room comes with front load Whirlpool washer and dryer and lots of wood shelving.

Over in the master bedroom, the ensuite has dual his and hers Kohler sinks undermounted to a quartz countertop and topped off with polished chrome Moen fixtures. The tub and shower are finished in a bright white rectangular ceramic tile surround.

The Lottery Home features a finished basement, for a TV and games room, another large bedroom and a full bath. Funky faux-brick wallpaper gives the main area a real underground warehouse vibe.
