Life in the Excel lanes

The laned homes have often been referred to as the Goldilocks of homes. They’re not too small, they’re not too big – they are just right. No wonder it’s the home type that many first-time homebuyers, young families and even those with changing lifestyles choose.

Laned homes are detached single-family homes with rear detached parking behind it that back onto a laneway; and Excel Homes’ line of laned homes have all the fairy tale features and more that have made them such a hit.

The curbside appeal of the laned homes allows for more windows, bringing in that much more light to the interior and give it a very friendly exterior appeal. Excel emphasizes this distinction in their line, while bringing an innovative touch that focuses on form meeting function.

Now, Excel is introducing even more new models in even more new communities. “We have recently introduced new laned models this past spring and they have been so successful that we have expanded our product into three new communities: Heartland in Cochrane and Livingston and Carrington in north Calgary,” says Excel Homes Marketing Manager, Kristina Plank.

“This means we now build laned homes in seven different communities in Calgary and area. These homes offer great affordability, lots of space and comfort!”
For Excel, the winning formula was simple: emphasize the features that have made laned homes a homebuyer favourite in the first place. Compared to similar starter homes like townhomes and duplexes, laned homes offer space and room to grow without shared walls.

 

 

“With sizes ranging from 1,167 to 1,795 square-feet, our laned homes are extremely spacious and offer a lot of room to grow as a family,” Plank reiterates.
Next is affordability. “A laned home also offers homeowners the opportunity to purchase their own detached home for less. Our laned products range from the mid $300,000s to low $400,000s,” she adds.

And then, there’s the Excel touch. “We have tailored each plan to fit what we believe our customers would want. For example: the Windsor has a large central bonus room - which is rare in laned homes - to provide additional living space for families to enjoy; while our new Bellevue plan was specifically designed to accommodate multigenerational living with additional bedroom and bathroom layouts available.”

Plank says they are very excited about the Bellevue. “The Bellevue is one of our newest laned homes and it has been performing extremely well. This home offers an array of additions to the home which makes it successful including, three bedrooms and two-and-a-half baths, 1,795 square-feet in size with the option to develop a 653 square-foot basement, a central second floor bonus room and a loft that can come with an additional bed and bath.”

The Bellevue is now available in more communities, including Carrington in north Calgary; Chinook Gate in Airdrie; and Mahogany and Walden in south Calgary.
“The Bellevue was designed to meet the needs of multigenerational families. It can be built to accommodate you, your spouse, your children, and your parents. It is our largest laned home and is designed to meet all of our homeowner’s needs,” Plank says.

Excel has seen a jump in demand for their laned homes, which are now also available in Hillcrest in Cochrane and will also be soon ready in Heartland in Cochrane and Livingston in northwest Calgary.

“We have seen a jump in demand for this type of product,” Plank says. “The affordability combined with the size of these homes have been something that our customers are interested in purchasing. We saw this trend and made a point to offer these types of homes across all of our communities in Calgary, Cochrane and Airdrie,” she adds.

Plank says it is a good idea to get in the action now as the cost for homeownership is currently low. “Combined with the higher square-footage buyers get with a laned home, and the pride of ownership associated with a detached home, buyers looking to start their journey to new home-ownership should check us out.”
