Make your home stand out from the rest

Are you thinking about selling your home in today’s market? If so, you probably already know Calgary’s residential sector is far into buyer’s territory, meaning there are less people interested in making a purchase than there are homes for sale.

Then there’s the added strain of the local state of emergency, as many businesses and even entire industries have had no choice but to slow down or shut down completely.

But life doesn’t stop. Your plans to sell might not either. So, what actions can you take to make your home stand out on the MLS as much as possible?

#1 – Stage your home

If you’re serious about selling, you’ll want to stage your home to impress. You can always hire a professional service to help, but keep in mind that an experienced real estate agent will be able to provide you with some sound staging advice as well.

Remember that home staging goes far beyond depersonalizing and decluttering. When done properly, it can accentuate certain architectural features, make rooms seem larger, emphasize views outside of the home and minimize the chance that the buyer will pick up on something they don’t like during a showing.

#2 - Professional photos

You’re missing out big time if you don’t have professional photos done for your property. Some home sellers opt out of getting new photos taken, but these might not be as eye-catching as they should be.

Your photos need to be bright and in high definition, show off the property’s unique features and spaces as best as possible, and also be taken in a standard format with width being longer than height. If you already have photos done, ask your Realtor about their quality if you aren’t sure.

Remember, you don’t need to have a brand-new home to have it show well in photos. Proper staging in combination with an experienced real estate photographer can make a huge difference.

#3 – Offer & market incentives

Are you offering to pay for the home inspection for a potential buyer? Do you want to pay for their legal fees? These are two great incentives to consider as a seller as long as it’s financially feasible for you to do so.

If your property is newer and has a warranty, make sure that you let potential buyers know. It can ease any anxious feelings they might have about purchasing resale, and might be just the nudge they need to put in an offer.
