Offering one of the most sought after addresses in Calgary, it’s easy to see why Mantra in Marda Loop has become an instant hit with savvy condo buyers.

Located at 21st Street and 35th Avenue S.W., Mantra is just steps away from Safeway, Starbucks to the west and a wide range of shops, services and eateries in Marda Loop to the east, making this new development by Groupe Denux and Castera Properties appealing to a wide range of buyers — from young professionals and first-time buyers, to right-sizers and empty nesters.

“The location hits a 97 walking score, which is really desirable,” says Calvin Buss, of Buss Marketing, which launched sales at Mantra a few weeks ago and it’s already more than 20 per cent sold.
“Buyers love that they can walk to Safeway and all the amenities Mara Loop has to offer, and that they’re a half-block to bus service that takes Crowchild Trail to the downtown,” Buss says. “People also like that they can get on Bow Trail and Crowchild Trail and be downtown in minutes.” Plus, it’s located on a quiet street, giving residents a peaceful place to come home to after a hectic day.

“It’s the location that makes Mantra so popular,” he notes, and a key reason why the developers began construction well ahead of launching sales. “Most developers need to have 60 per cent of the building sold before starting construction, but being in Marda Loop, we started construction in late summer last year so we’re now selling,”

“We’re getting a very positive response and sales are going well,” Buss comments. “People like that they can get possessions as early as Dec. 15.”

Mantra is a stylish four-storey building with just 33 suites consisting of a 50/50 split between one- and two-bedroom designs ranging from just under 500-sq.-ft. to more than 900-sq.-ft. on the first three floors.

The fourth-floor features four gorgeous corner-unit penthouse suites offering three bedrooms, two full bathrooms, a large kitchen island, huge pantry space and a flex space with plans ranging from 1,278 - 1,392-sq.-ft.

“Mantra offers contemporary interiors with large windows, balconies with gas hookups and top grade features and finishings including stone countertops with tile backsplashes, digital gas stoves with set-in grill, wide-plank flooring, nine-ft. ceilings, in-suite laundry with washer and dryer and five-ft. glass walk-in showers,” Buss says.

The building also has underground parking for residents and guests, storage units, a car wash station and bicycle storage.

But likely the coolest feature is “the developers have purchased an electric Smart car that will be given to the condo board for use by the residents at no cost; they just need to sign it in and out and it has its own parking stall and super charging station,” Buss notes.

“People love that Mantra offers excellent finishes with a price point that starts at $227,000, as well as the quiet location that also places them close to conveniences,” he says.
