Mark 101 is the stylish, sensible choice, with James Hardie exteriors

Beauty isn’t skin deep at the Mark 101. With its meticulously designed floorplans, available home automation, and affordable pricing, Mark 101 has already established itself as a standout apartment condo development in the northwest community of Sage Hill.

But its use of James Hardie products for its exterior has made it exceptional in every aspect.

Shane Homes Multi-Family took every care in making the Mark 101 unique; it is after all the first development from the condo-building arm of renowned homebuilder, Shane Homes. The extensive use of James Hardie Board material for its exterior proves the point.

With the natural look of wood and the sturdiness of cement, the James Hardie siding gives Mark 101 an impactful visual appeal, and a durability and added safety component that not many can match.

Not only was James Hardie siding used as the main component of the exterior finish of the Mark 101, but all battens, post cladding, trims, barrel roof panels, deck fascias and other exterior components, says Kevin Taylor, General Manager at Shane Homes Multi-Family.

“This provides a complete fibre cement exterior system to the Mark 101 along with cultured stone and other minimal maintenance-free products, meaning residents can rest easy with one manufacturer responsible for the warranty on the main part of the exterior.”

James Hardie fibre cement is a stylish, sturdy building material that can resemble wood, but the boards are much heavier with cement-like properties. It is durable, can withstand extreme weather conditions, and guards against hail, insects and rot. Best of all, it is fire resistant and requires little maintenance.

“James Hardie’s fibre cement siding is a great choice for many condos since it offers a consistent, vibrant, durable baked-on colour finish done in a factory controlled environment. For the homeowner, this means fade resistance for long-term enduring beauty,” Taylor says. “Not only do they dramatically improve the curb appeal and increase value for the purchasers, it also has the potential to reduce condominium insurance premiums.”

 

 

Its most practical quality is that it is fire-resistant – which makes a lot of sense in four-storey condo buildings like Mark 101. James Hardie Board is a non-combustible cladding and with the proper wall assembly can have a one-hour fire resistance rating and will not ignite under direct flame or heat.

Even if the initial cost of installing James Hardie products is higher than traditional vinyl siding, the future savings are quite considerable. “Consideration of savings on warranties, longevity, maintenance and insurance are values that need to be considered as well,” he adds. “Our purchasers understand the value that James Hardie products provide.”

One of those purchasers, Deanna Cox, bought her Mark 101 two years ago, and she says the exterior design of the building isn’t the only thing that fills her with pride in owning here. She says the Shane team was an absolute pleasure to work with.

“The quality of the standard finish is top notch. Most other condo units these would be an upgrade. (The sales team) was fabulous to deal with,” Cox says.

Mark 101 has two out of three buildings fully built, with the third and final building scheduled to start construction in 2020. It will have a total of 206 condo apartments on build out. Building One is sold out, and Building Two is 70 per cent sold. Condos start from the $169,000s.
