The fresh mountain air of Cochrane, the panoramic Big Sky scenery and the quaint small town lifestyle has always been the attraction for living in this western heritage town just west of Calgary. Now, Trico HomesPrecedence Street Towns bring affordability to the picture.

These two-storey row townhomes with detached double garages offer four different floorplans, ranging from two-bedroom, two-bedroom-plus-loft, and three-bedroom homes from 1,349 to 1,411 square-feet. Best of all, they have no condo fees.

Precedence is Trico’s first fee-simple townhome development in Cochrane, and since its grand opening on February 22, has attracted a wide range of buyers including those looking to own their first home and those with changing lifestyle needs such as downsizers.

“Trico has built fee-simple townhomes in the past, such as Livingstone in Legacy,” says area manager Andrew Campbell. “We chose this type of product in Precedence based on customer feedback – many buyers love the location and amenities in the community but were seeking a smaller and/or lower priced home than what was currently being offered.”

For these buyers, street towns are the optimal solution, he adds. “Precedence has all the elements they were looking for – homes that are comfortably sized with a completely fenced in backyard, at an affordable price point without the obligations of monthly condo fees.”

The West Coast style architecture of Precedence Street Towns also works well with the Rockies as a backdrop, with the angled rooflines and the elegant exterior accents giving each home a marked singularity and a stunning curbside presence.

“The unique West Coast style architecture and stylish interiors are sought-after features by young professionals looking for their first home, while growing families are attracted to the tight-knit atmosphere of the community,” Campbell says. “Street towns are also a desirable option for empty nesters looking to right-size into a smaller home but still want a private yard and outdoor space.”

Homes start from the mid $300,000s and come with some of Trico’s highest interior specifications, including luxury vinyl flooring on the main floor, nine-foot main floor ceilings, stone countertops throughout, 42-inch cabinets and stainless steel appliances in the kitchen, and venetian blinds on all windows. They also come with full landscaping, a rear deck and wood fencing in the backyard.

Located in the picturesque community of Riversong in south Cochrane, Precedence offers an active, family-friendly lifestyle.

Riversong is special for many reasons, Campbell says, most notably for its location bordering the Bow River and a 100-acre environmental reserve tucked in amongst the tree-lined streets, providing scenic views from all points of the community. It is also a very family oriented area with two playgrounds, a landscaped pond and lots of walking and bike paths, and within walking distance to Bow Valley High School.

“Precedence Street Towns are a great fit for those that enjoy an active outdoor lifestyle and want to live close to the mountains, but with a short commute to Calgary for work,” Campbell says.

In addition to the street towns, Trico also offers a limited selection of laned homes in Riversong that are considered the most affordable single-family home option for buyers in the community.

Campbell notes that there is even more to look forward to in Riversong. “Not only is Precedence in one of the most scenic and quietest communities in Cochrane, but residents will also have the quickest access into downtown Cochrane once the new Jack Tennant bridge opens.” He says this is scheduled for completion by next year.

“Living in Precedence will mean having the best of both worlds – great views and direct access to the Bow River valley, yet conveniently close to all the urban amenities you’re used to,” he says.
