Arbours of Keswick is the place to live in Southwest Edmonton | Cover Story

Master-planned communities aren’t new to Alberta. What is new though, is a master-planned community that delivers it all. Welcome to Southwest Edmonton’s Arbours of Keswick – a 160-acre community in one of the fastest growing areas in Edmonton – that will be home to two brand-new K-9 schools.
“This is very exciting. Last November, the provincial government announced approved funding for new Public and Catholic K-9 schools adjacent to Arbours of Keswick,” says Marty Pawlina of Rohit Land Development. “What makes this special is that families and their children can grow up in their community, with schools within walking distance.”

Alberta-based Rohit Group of Companies’ expertise in building large-scale communities and vibrant neighbourhoods, while enhancing the lives of its residents, has earned the award-winning company a richly-deserved nod. The seasoned developer was nominated for a record 33 awards by the Canadian Home Builders Association including Arbours of Keswick finalizing as one of Edmonton’s 2019 Best New Communities.
“To be nominated is a great honour. It’s a recognition that we are doing the right things,” says Pawlina. “It recognizes the company’s vision of a community that provides benefits for all.”

The developer is renowned for crafting unique neighbourhoods in Edmonton, Calgary, Regina and Fort McMurray. Once built-out, Arbours of Keswick will encompass – and transform – 160 acres in Southwest Edmonton with 959 homes – single family, townhomes and duplexes.
“The homes in Arbours of Keswick are being built by well recognized, loved and established award-winning builders,” adds Pawlina. “Having the quality builders helps shape a great community in an enviable location.”

The community also features pond-backing streetscape homes. When speaking about the difference between a traditionally designed home and a streetscape, it is about the configuration of the lot. A traditional home features more yard in both the front and back of the property, which means the home sits a little further from the curb, with the garage dominating the facade of a home. Meanwhile, a streetscape lot is wider, with more street frontage for parking and more light from windows, hence “more streetscape, so to speak.”

“This style appeals to a lot of parents of young children,” says Pawlina. “They are also architecturally appealing with the home entry in line with the garage.”
Arbours of Keswick has a lot of momentum going; with nearly half of the community already built out and sales outperforming many other new developments. It can be said that it is due to the company’s ability to tap into the type of lifestyle buyers are looking for. From its abundance of greenspace, to its unique streetscapes and beautifully landscaped homes, to wider lots and incredible amenities, including the two new schools and the Edmonton Church of God, Arbours of Keswick is a community to fit all lifestyles.

“Lots of young families are looking to take advantage of all of the amenities Arbours of Keswick offers,” says Pawlina.
At the heart of Arbours of Keswick sits the seven-acre Gordon King Pond (named after a Second World War veteran and former prisoner of war), a natural urban oasis featuring an aerated natural pond, plus several walking trails.

Within a short drive away, Arbours of Keswick offers a growing array of shops, restaurants and amenities, such as Currents of Windermere, which has a variety of retail and other facilities such as restaurants, banks and a movie theatre, as well as the future Royal Keswick Centre.
