Q and A with Dominic Tompa of The Daniels Corporation

The Greater Golden Horseshoe is one of the hottest housing markets in Ontario, if not all of Canada. But limited supply, rising prices and other issues are posing some challenging questions for homebuyers. For answers, we enlisted the help of Dominic Tompa, Vice-President of Sales, at The Daniels Corporation.

NextHome: For The Daniels Corporation, 2017 was a year of...

Dominic Tompa:Continuing to trail-blaze new and innovative programs, such as the Daniels’ Accessibility Designed Program (ADP). The goal of the initiative is to break barriers by providing a higher standard in accessibly designed homes that exceed the guidelines set by the Ontario Building Code. It was also a year of focusing our strength in continuing to support and create master-planned communities across the GTA. The Regent Park revitalization continues to make amazing progress and is now in phase three. We also had our homecoming to Mississauga’s City Centre with the launch of Daniels City Centre’s Wesley Tower.

NH: And 2018 will be highlighted by...

DT: Regent Park continuing to be a highly sought-after community with the release of two new residential communities coming to the market this year. It will also be a year of focusing on making homeownership more accessible through our communities targeted towards first-time homebuyers, including Daniels FirstHome Markham Sheppard and Daniels FirstHome Beckenrose.

NH: What differentiates your company from others in the industry?

DT: We take our motto Love Where You Live and our people-first philosophy to heart. We understand that homeownership isn’t always attainable, so to combat this we put a spotlight on creating homeownership programs that have lower deposit requirements and down payment assistance, which ultimately help people who otherwise could not achieve their dream of homeownership. We also take pride in our hands-on approach to customer service. We are there for our homeowners every step of the way. This is why we have won the Tarion Warranty Corp.’s Ontario Highrise Builder of the Year Award two years in a row. We also pride ourselves on our strength and expertise in creating master-planned communities that create an environment where you can live, work, play, grow and learn.

NH: What is The Daniels Corporation doing to address housing affordability?

DT: We are always working to find new ways to make homeownership more attainable. We provide the First Home Boost, which is an interest-free, payment-free program in Regent Park as well as in our new community, Daniels FirstHome Markham Sheppard. We also have different deposit structures to accommodate every kind of homebuyer at different communities. For instance, at Daniels City Centre Wesley Tower, we offer a First Home 10 per cent Deposit Program. As well, Daniels FirstHome Beckenrose in Brampton will offer a five-per-cent deposit structure.

NH: What can buyers look forward to most in one of your homes?

DT: When you become a part of the Daniels family of homeowners, you can look forward to our trademark construction quality and attention to detail, as well as excellent customer service to accommodate any questions or concerns before, after and during the moving and purchasing process.

NH: Any advice for homebuyers?

DT: Shopping for a new home is exciting, but with development across the GTA growing at an astronomical rate, it can also seem overwhelming. On one hand, purchasers are fortunate to have so many new home options to choose from; on the other, how do you zero in on the right choice? Affordability tops most people’s lists, and knowing what you can afford before you shop is a big time-saver. Consult a mortgage representative to get pre-approved, and be sure you understand fully what is involved. Then check with sales representatives as to whether the developers offer programs that make homeownership more attainable. Be responsible and realistic. Having both a good and honest understanding of your lifestyle, ideal location and budget will set you up for success.
