Should you work with a realtor?

A question homebuyers often ask when considering a newly built home is whether they need a realtor to help them through the process. While this decision may come down to personal preference, understanding the relationship between realtors and home builders as well as the process of purchasing a new home is a step in the right direction.

Research and options

Many homebuyers start their search online to decide if a new build or resale will best suit their needs. If you’re still unsure, having a realtor show you some homes could be helpful.

If a brand-new home has been in your sights from the start, you may not need to use a realtor for the sale. Instead, get to know the sales staff of your home builder of choice, build a relationship, and make sure you will feel comfortable and supported throughout the process.

Realtors and builders

Realtors have access to a comprehensive database of home listings, new and resale. They will show you properties based on what they feel will best suit your needs, and you can ask them to include new homes in their search. If they find a new home that ticks off boxes on your must-have list, they shouldn’t hesitate to share it with you.

From here, the builder’s listing agent will likely take over and help you the rest of the way through the process. They will have the most knowledge on the details of the home and be able to make sure you’re kept in the loop throughout the process. This agent will also be a valuable resource for learning about your new community and the specifics of your new home.

If you feel confident in your negotiating ability, and have researched the process of purchasing a newly built home, you likely don’t need to worry about bringing a realtor past this point.

Realtors can also be helpful with overseeing the home inspection process, recommending financing options and negotiating extras. The builder’s listing agent can also help you with this.

Collaboration and support

Remember, if there is ever a time in the homebuying process where you aren’t certain about something, don’t be afraid to ask for clarification. Realtors and builders have a longstanding unwritten agreement to work collaboratively. In both professions, the main goal should always be ensuring that you understand the process and are happy with your new home.
