The community of Southfork in Leduc

Seven years ago, Fedor and Lena Trojeglasow were looking to purchase their first home. The young couple looked at several houses in Leduc. When they discovered Southfork, the young couple was sold.

“We felt like it was a great neighbourhood and even though it is in Leduc, it feels like it is a small town on its own,” says Fedor.

Now, the parents of two young children are selling their 1,400 sq.-ft. home for a new 2,000 sq.-ft., three-bedroom plus bonus room and office home across the street from Father Leduc Catholic elementary school.

“The combination of park systems, easy highway access and our kids going to school in Southfork kept us here,” he says, adding their new home will have a nice size backyard, perfect for family and friends.

“There is also a great sense of community here, where families get to know each other.”

Those sentiments are echoed by many who call Southfork home, says Vanessa Sambrooke, Tamani Communities marketing manager.

With its unique blend of urban appeal and rural charm, it’s no wonder Southfork is Leduc’s top-selling community. As a family-oriented neighbourhood, Southfork boasts three playgrounds, an elementary school, more than four kilometres of pathways nestled within a 12-plus acre pond area featuring two water fountains, a bridge and benches, as well as a number of other amenities.

“Southfork is at the edge of Leduc. It is a beautiful community of mostly young families with small-town values,” adds Sambrooke. “It truly is a little slice of heaven. You can purchase a beautiful home for $25,000 to $57,000 less than a comparable home in Edmonton.”

Currently, Southfork is home to 4,113 residents. When it is completely built out, there will be between 8,000 to 9,000 residents. Located 10 minutes from Edmonton, multi award-winning Tamani Communities began transforming this master-planned enclave more than eight years ago.

Southfork features a range of homes, including street-entry townhomes, laned homes, attached garage and estate/custom homes, built by several award-winning local builders – Jayman BUILT, Homes by Avi, Bengel Custom Homes, McLean & McLean, and Jacob’s Construction. “There is literally a home at a price point for all budgets,” says Sambrooke.

Last year, Southfork launched Edgewater Estates – its first gated community comprised of 61 larger lots featuring luxury residences with three-car garages and walkout options.

This exclusive enclave will showcase a private park, gazebo, landscaped pathways and tree-lined boulevards with lots backing onto the park and landscaped pond.

Each June, Tamani celebrates Southfork’s spirit with a Family Day event. “We have complimentary food trucks, face painting, games for the kids and more,” says Sambrooke. “It is our way to thank our community of families who have chosen Southfork.”

Since 2010, Homes by Avi has been part of this thriving community. “Southfork was a perfect fit for us because it is such a well-designed community with expansive greenspaces,” says Micah Dueck, sales manager at Homes by Avi. “It’s a family-centric, safe neighbourhood with great spirit.”

To commemorate Homes by Avi’s 40th anniversary, the builder is offering $7,500 to spend in its Selection Centre for anyone purchasing a pre-sale home. “Buyers can use that money to choose interior finishes to customize and personalize their home,” adds Dueck.

Right now, Homes by Avi presents rear-laned homes and front-drive homes. “Our price points for rear-laned homes start in the high $320’s with GST, and front-drive homes from the mid-390’s including GST,” says Dueck.

Since Southfork’s inception, Jayman BUILT has been part of the phenomenal success that is Southfork.

“Southfork is a desirable enclave with the prettiest streetscapes, an abundance of greenspace with a close commute to everything,” says Dalayce-Lynn Keen, Jayman BUILT sales manager.
Jayman BUILT features front attached garage, laned and bungalow homes, with homes starting from $280,000 including GST.

“This year, we introduced Solar Panels standard on every single-family home we build,” notes Keen, adding to date, Jayman has sold 263 homes in Southfork.

In addition, its Edgewater Estate bungalows feature elevator options. “Alberta has the most cases of MS (multiple sclerosis) in the country,” Keen notes. “We listened to our homebuyers and we offer a finished basement with the option to add an elevator to age in place.”

Southfork is off Highway 2A and minutes to the Edmonton International Airport, Costco, Premium Outlet Collection and all of the amenities that urbanites want. Discover for yourself why so many people call Southfork home.

Mark your calendars: Edgewater Estates Sales Centre and six stunning contemporary show homes are open Monday to Thursday, from 2 to 8 p.m. and weekends and holidays from noon to 5 p.m. (closed Fridays).

There is even more reason to buy in Southfork – right now, the first 25 homebuyers get a $5,000 Costco gift card. “In lieu of the Costco card, homebuyers can choose to take $5,000 off the price of their new lot,” Sambrooke says.
