The Rise at West Grove Estates reaches its crescendo

Bri-mor Developments has mastered the symphony of community building, as its latest development phase, The Rise at West Grove Estates, nears its finale.

The Rise’s central location, luxurious estate curb appeal, and plentiful amenities have all blended to create a soulful symphony of community harmony at a starting price in the mid $700,000s. And buyers, the majority of which are families with young children and empty nesters, have responded quickly. There are only 15 lots left of the 200 total in the community that launched in 2017 - a pretty remarkable feat considering the soft economy.

The Rise offers an exciting inner city lifestyle with the space, affordability and convenience of a suburban neighbourhood and yet only 15 minutes to downtown. This has always been its biggest draw, and those who live here already know of the tremendous possibilities it holds.

Jennifer and Cameron, who are raising a couple of young children, are happy for the freedom that their kids get to experience here. “For the first time, our girls can ride their bikes and play outside in our community. We enjoy the sense of peace, and living next to really great neighbours who watch out for each other, which we didn’t experience living in the inner city.”

Megan and Steve say The Rise was exactly the kind of community they were looking for to raise their young child in. “The area is close to our 3-year-old’s school. It has numerous parks and walking paths and we liked the idea of being around younger families. The price point really grabbed our attention and we feel we got very good value,” Megan says.

Even though a majority of the buyers at The Rise are from the surrounding communities that are already familiar with what the area has to offer, this hidden gem of a community is slowly becoming less of a secret. More buyers from other parts of Calgary – and some from as far flung as the U.S. – are falling in love with what The Rise has to offer.

Sharan and Vik moved here from Denver, Colorado, and they say they were looking to build rather than buy a resale home. “We liked the idea of a new community and growing with the neighbourhood. We really like the access to amenities such as, Springbank rink, Canada Olympic Park, Westside Rec Centre, the mountains as well as schools,” Sharan says. “The access to downtown was non-negotiable and would be very hard to replace.”

The Rise is a continuation of Bri-mor’s incredibly successful, upscale community of West Grove Estates. But where the former offered homes starting from around the $1 million mark, The Rise shows that it is possible to expect both affordability and the highest quality of living from a west side address.

 

 

The Rise offers double front-attached garage semi-estate homes starting from 2,000 square-feet from two of the city’s most respected builders – Brookfield Residential and Cedarglen Homes.

Homes will be on lots ranging in size primarily from 34- to 38-feet wide. “There is nowhere on the Westside of Calgary where you can buy a home of comparable quality, size and in a community with prices starting from the mid $700,000s,” says Bri-mor managing director Aleem Dhanani.

But The Rise’s appeal doesn’t just hinge on its incredible affordability. “Creating an ‘experiential’ community had always been the point for Bri-mor. The principal design theme of the Rise allows residents to Connect, Engage and Escape,” Dhanani says. “We want residents to experience this community in everyway.”

Connecting is easy as The Rise is very close to downtown; engaging with neighbours is promoted by the pathways and common areas around the community that allows families to get to know one another; and taking an escape is way easier as the community is so near Highway 1 making it much more convenient to drive out to the mountains. Residents also get a sense of escape by wandering through nearly seven acres of green space in the community.

Furthermore, it will be tough to match the dazzling array of easy-living amenities that already exist around The Rise. The whole of the 85th Street S.W. corridor is brimming with new shopping, groceries, dining, entertainment and recreational amenities. The Rise is bookended by the Aspen Landing Shopping Centre off 17th Avenue S.W. and Bri-mor’s own West 85th Street commercial centre near Bow Trail.

The Rise at West Grove Estates has certainly lived up to its billing as the southwest community of choice and is clearly more than the sum of all its parts.

“We are living in a new economic reality in the City and purchasers are still in the market, but they have become more discriminating. Consumers now simply look for ‘real value’ – that means great quality, lifestyle, curb appeal, amenities, and greenspaces,” Dhanani says. “Even in the midst of economic uncertainty, you can get a truly successful development like The Rise when you deliver real value to purchasers. Not only are we seeing young professionals, we are also seeing many active families as well as downsizers who are seeking to join a vibrant and tight-knit community.”

He adds that The Rise has been impacted less than other communities given the most attractive price point offered without having to trade off the quality of home and lifestyle choices. “The market agreed, the first phase of 111 lots at The Rise was so successful that we brought on an additional 89 lots ahead of schedule and now we are almost sold out. Knowing we have the product they desire, homeowners can get more home for the price, in the area they want and with the all lifestyle amenities they need, versus having to pay historically higher starting prices for a home in West Calgary.”

Buyers have not heard the last from Bri-mor either, as the land developer has more plans for continued growth this year. “We are committed to continue developing best in class communities that start with what is important to homeowners.
