The fresh mountain air of Cochrane, the panoramic mountain scenery and the quaint appeal of small town living has always been the attraction for living in this western heritage town just west of Calgary. Now, Trico Homes is bringing a wider choice of home options here that will certainly bring the Big Sky lifestyle to an even more diverse range of buyers.

The renowned homebuilder now offers single-family and multi-family homes in the young, dynamic community of Precedence in Riversong. Set on a placid hillside just off Cowboy Trail on the south part of Cochrane, Precedence is as quaint as a riverside community can be. And with Trico’s new selection of stylishly affordable homes here, it is as compelling as ever to new home buyers.

“Trico will have something for everyone in Precedence, from family-friendly laned homes to quaint bungalows to Street Towns,” says area sales manager, Gwenn Utigard.

Living in Precedence, residents get to enjoy the views Cochrane is famous for, plus four kilometres of walking paths and acres of natural reserve at their back door. It is close to the Bow River and has easy access to Calgary or the mountains. The opening of the new Jack Tennant Bridge nearby also gives residents quick access to downtown Cochrane and Highway 1A.

Trico is quite excited to be bringing two of their most popular single-family laned homes here – the Rowan II and Raeya. Both are part of Trico’s Hallmark Homes Collection, which gives buyers substantial savings coupled with added value.

The Hallmark Collection is a collaborative effort between Trico Homes and its trades and suppliers that ensures buyers will get the best home for their money without sacrificing the features they love.

The Raeya is a consistent favourite at 1,802 square-feet with three bedrooms and two-and-a-half baths. It has a lovely open concept main floor with the kitchen at the back of the home with a big window to give it a sunny look.

The Rowan II is at 1,730 square-feet and has a bit of glamour with its optional fireplace on the main floor. It also has three bedrooms plus loft, and two-and-a-half baths. Both homes start from the high $300,000s.

Four single family homes sold in Precedence, and demand has been strong. Two quick possession single family homes – including Trico’s unique Georgia bungalow – will be ready for move-ins early 2021.

The bestseller in Precedence, however, are Trico’s no-condo-fee Street Towns.

“We have thought of everything in our Street Towns, from landscaping front and back, a fenced back yard, double car garage, deck, stainless steel appliances, washer and dryer, nine-foot ceilings,” Utigard says. “Trico has designed and utilized the space of these homes so carefully. The quality and workmanship are second to none.”

She adds that buyers also get a choice of home sites, which she says is very rare with Street Towns. “We have level lots, sunshine basements, or walkout basements available.”

Precedence Street Towns have all the elements buyers are looking for – homes that are comfortably sized with a completely fenced in backyard, at an affordable price point without the obligations of monthly condo fees.

The West Coast style architecture of Precedence Street Towns also works well with the Rockies as a backdrop, with the angled rooflines and the elegant exterior accents giving each home a marked singularity and a stunning curbside presence.

“The unique West Coast style architecture and stylish interiors are sought-after features by young professionals looking for their first home, while growing families are attracted to the tight-knit atmosphere of the community,” Utigard says. “Street towns are also a desirable option for empty nesters looking to right-size into a smaller home but still want a private yard and outdoor space.”

Best of all, Street Town buyers never have to worry about condo fees that are ever at risk of rising. “There are no restrictions or rules, no one monitoring your property. It’s the same as owning a single-family home,” Utigard says.

She points out that four of these Street Towns are part of the Trico 60 Day Sale. “These quick possession homes all come with the most popular features and upgrades and they’re all ready to move in by December 30th. Celebrate New Year in a new home!”
