Woodhaven Edgemont is a natural winner

Nature is at the heart of Woodhaven Edgemont and residents are guaranteed to feel like winners as they walk its secluded, thickly forested pathways. Now, they’ll feel even more so, as the young Rohit Group of Companies’ development in West Edmonton won Best New Community at the 2020 CHBA – Edmonton Region Awards of Excellence in Housing.

Lovingly designed to make the most of its unique location nestled in the midst of ravines with winding multi-use trails, Woodhaven Edgemont won for Rohit Land Development its first major award. “It is very gratifying to be recognized in such a prestigious event,” says marketing manager, Marty Pawlina. “We’re the local company making a difference in land development.”

Instrumental in its development is Leanne Ure, Rohit’s Project Manager, a self-professed “engineering nerd” who fell in love with the nature-endowed area as soon as she saw it. “I love walking its trails, the forest is so thick in parts that you won’t see or hear traffic on nearby Anthony Henday or 199 Street, all you’ll hear are the birds that are in abundance here.”

She loved tackling the challenges the unique contours of the land presented and was determined to leave as small a footprint as possible for the development of the community. “I wanted to ensure that future residents will be able to enjoy this closeness to nature as much as I have,” she tells Edmonton New Home + Condo Guide.

And she has succeeded, even as Rohit brings in community amenities and enhancements that make Woodhaven Edgemont the ideal community that fits a modern lifestyle while respecting the environment.

Woodhaven Edgemont is developed by Rohit Land Development (the developer arm of Rohit Group of Companies) and it is West Edmonton’s newest ravine community. It is surrounded on three sides by ravines and multi-use trails along Wedgewood Creek. Enveloped by natural splendour, Woodhaven Edgemont is true to its name–a special place for families to plant roots in.

Pawlina says its peaceful, serene surroundings can be enjoyed by everyone, especially along the first phase of its development where an overwhelming majority of the 163 homes will be located no more than 100 metres from the ravine or water feature. “It represents living in the midst of nature in the best way,” he says.

Every care was taken to ensure that nature is undisturbed in the development, while installing features like white oak trailhead markers and custom benches that makes the experience of walking the paved pathways through dense stands of aspen a unique – even spiritual – experience.

“Residents from the older areas surrounding the community already use the trails we’ve put in, and you’ll meet lots of friendly people on those walks,” Ure says. They are a source of four-season fun, perfect for hiking, running, mountain biking or dog walking–even cross-country skiing and snowshoeing in the winter months. There is also much anticipation for its playgrounds that Ure promises will be as unique as the community itself.

The charms of the young community that just launched last year has been pretty evident and 17 homes have already sold, which has been quite the accomplishment in today’s growth-challenged market.

Pawlina says the sales success and the industry recognition speaks volumes for the vision they have for Woodhaven Edgemont. Ure agrees. “The community allows residents to connect with nature intimately without messing with its natural beauty but enhance it and make it more accessible to people.”

Builders in the first stage include Blackstone, Dolce Vita Homes, Park Royal Homes and Rohit Communities (Rohit’s home building division). They offer front-attached garage and rear-lane single-family homes to front-attached garage duplexes.

Although show home traffic has been affected by the two-month lockdown, Pawlina says the virtual tours visitors can take on the website www.woodhavenedgemont.com has allowed them to experience the timeless charms of the community and the Modern Craftsman style of homes that reflect Woodhaven’s beauty.

Ure says she designed the community in such a way that would accommodate as wide a range of housing styles as possible. “We’ve been able to attract everyone from first-time homebuyers to move-up buyers looking for the forever home for their growing family, to the retirees and downsizers who take comfort in a community designed for long walks.”

Despite its secluded nature, Woodhaven Edgemont still answers the needs of the modern, active lifestyle. Access to the Anthony Henday is minutes away, there are two nearby retail centres — Hampton Terrace, and Hawkstone Plaza with a Co-Op supermarket — and a number of schools in the surrounding area. In fact, kids can walk to a future planned K -9 school.

The careful and meticulous way that Rohit Land Development went about in designing Woodhaven Edgemont is indicative of their that they have conducted land development in Edmonton through their 35-year history. Their two other current communities - The Arbours of Keswick and Ridgecrest at Glenridding Ravine – readily show their masterful expertise in community design. “Woodhaven’s win this year will just be the first of many,” Pawlina says.
