Located north of the Perimeter Highway and south of the University of Manitoba, between the Red River and Pembina Highway, the Winnipeg neighbourhood of Fort Richmond is a popular spot for young families, students, and university staff and educators. The area, which was established in the early 1960s and developed until the mid-1980s, offers a mix of detached homes, apartments, and semi-detached properties.

According to the 2011 census, the population here was 11,470, with a higher-than-average amount of 15 to 24-year-olds as compared to the rest of the city. While older students attend the nearby university, younger students have three elementary schools, one middle school, and one high school available in Fort Richmond. When it comes to sports and recreation, there's the large riverside park, King's Park, and the Richmond Kings Community Centre to keep residents active. Residents have access to shops, restaurants, and services via the Perimeter Highway. The centre of the University of Manitoba campus is about a 15-minute bus ride away. While 69 per cent of residents rely on a private vehicle to get around, 16.5 per cent identified public transit as their main form of transportation, according to the 2011 census. Fort Richmond's proximity to the university appeals to students, but rental property supply doesn't meet demand. Proposed solutions include larger homes with shared kitchens and bathrooms, small apartment complexes, and row houses. Rezoning and development proposals have met with some resistance from those concerned about the neighbourhood losing its residential feel and the possible effects on property values with student renters who may not possess as much pride of ownership.

Dollars & Sense

Luckily for young families and students, the area offers a variety of modest single homes and apartments. Those looking for a little more luxury have options as well, with a number of upscale estates located along the banks of the Red River to the southeast. According to the 2011 census, the average household income in Fort Richmond was higher than the overall Winnipeg average at $77,128 versus $72,612.
