Ambleton marks rapid growth with seven new showhomes

To “amble” means to walk at a slow, leisurely pace, and this is certainly what life is about in Ambleton, where life is as relaxed as a Sunday stroll. It’s growth, however, is anything but slow.

This dynamic northwest community from Qualico Communities broke ground in 2020 and growth has been red hot, as it celebrates a major milestone with the opening of seven new showhomes and the start of sales for Phase 5. Considering that only seven phases are planned, Ambleton isn’t so much “ambling” as it is “racing” to completion.
Ambleton will open new front drive garage and laned showhomes from Broadview Homes, Jayman BUILT, Shane Homes, Sterling Homes, and Trico Homes on March 9, as well as introduce a new townhome development from StreetSide Developments.

“Ambleton has been selling very well,” says Monica Bilyk, Manager, Marketing & Communications for Qualico Communities Calgary. “With the unveiling of these new Showhomes and Phase 5 now selling, we want to say that Ambleton is only getting bigger and better with each phase!”

Ambleton’s appeal

She notes that buyers are drawn to the amazing range of housing options available, the ever-growing number of amenities nearby, and its convenient location in this part of the northwest that has seen plenty of commercial development with nearby groceries like T&T, Walmart and Superstore. Its proximity to the recently completed ring road is another compelling advantage.

That it is also a smaller, boutique community means that construction could conclude earlier than most larger communities, which means a shorter time contending with construction traffic.

“And to add to that, we will be opening Ambleton’s secondary entrance along 24th Street and Ambleton Drive this Spring,” Bilyk says. Residents also now have access to three parks/playgrounds, as Phase 3’s playground opened last August and Phase 4’s playground (near the storm pond) opened in November.

The biggest amenity in Ambleton is the pond, she adds. This area is meant to create neighbourhood gathering spaces and a way to bring the community together. There will also be areas along the pond that will keep a more naturalized look. A future High School planned for the community will be an amazing addition to the area once it is built as well.

The community also has more than seven kilometres of walking trails that is perfect for families with dogs and encourages an active lifestyle.

 

 

New home options

Driving excitement higher is the upcoming release of StreetSide Developments’ new townhomes - Ambleton Mews. These townhomes will have three- to four-bedroom plans and start from the high $400,000s.
Many have been anticipating the release of StreetSide’s townhomes, she says, which add to the diversity of housing options in Ambleton, as well as to its affordability. “Affordability in the community remains one of our biggest draws,” Bilyk says.

Among the new single-family showhomes to open is Shane Homes’ Emerald 2 front-drive garage showhome. It promises to be one of the most memorable with seven bedrooms and five full bathrooms in 2,430 square-feet of living space. “We demonstrate what a home with a two-bedroom legal suite can offer,” says area sales manager, Troy Dixon.

Trico Homes will unveil its 30th Anniversary flagship model, The Encore. It is a four-bedroom open-concept residence that boasts an array of extraordinary features and options that exemplify Trico’s finest offerings. Its centerpiece is a spacious great room adorned with a central fireplace and expansive windows that flood the space with warmth and light, creating an inviting ambiance.

Sterling Homes is bringing its Legacy model, and Pamela Burns, Director Sales & Marketing, says the 2,274-square-foot model is tailor-made for the community. “Its focal point, an open-to-below great room, allows a flood of natural light to cascade through the property, creating a vibrant and airy ambiance. It features four generously-sized bedrooms coupled with a revitalizing primary ensuite.

Burns adds that Sterling Homes is offering 16 remarkable opportunities to make the thriving community of Ambleton a place to call home. “With models varying from 1,800 to 2,700 square-feet and prices starting at just over $700,000, there’s a home to suit a spectrum of preference.

Jayman BUILT has two of its most outstanding laned home models, the Avid 20 and the Logan 18. The former is one of Jayman BUILT’s Net Zero homes – meaning it produces as much energy as it consumes in a year – and the showhome is equipped with its top-of-the-line energy-saving features and stylish sense to boot. The Logan is one of its newest models and many visitors have already fallen in love with it and it’s easy to see why with its terrific use of it 1,571-square-feet of living space.

Broadview Homes will also have two of its popular laned home models, Concord II and Newport II. At 1,717 square-feet and 1,491 square feet, respectively, both have nine-foot basement ceilings that makes for ideal basement suites.

Bilyk says since Ambleton is zoned to have legal secondary suites, many of the builders have taken advantage, as most of the single-family showhomes have side entrances to developed basements that show the entire potential of the home.

“Buyers with extended families living with them or have an eye to rent out a part of the home to help with the mortgage are a big part of the buyers we see here,” she says.

Many are from the surrounding communities of the northwest, even from Evanston next door, looking to move up to a bigger home or to get out of the rental unit they were living in and into a home of their own.

Buyers’ delight

Ambleton has become an attractive community for a wide group of people due to its variety of housing available, she adds. “It appeals to young couples looking to purchase their first home, to families with young children, as well as to those looking to set roots in Calgary.”

The northwest quadrant has always been one of the most popular residential areas in the city, and the rapid pace of its development is spurred by the completion of the ring road encircling Calgary that makes driving to any point in the city a breeze. Ambleton is close to the airport and other major areas of employment, there are plenty of schools in the nearby more mature communities, and lots of recreational facilities as well.

Ambleton is, in fact, Qualico’s second major development in the quadrant following the build out of Evanston that’s just across 144 Avenue. Evanston was one of the major drivers of residential growth in the sector in its heyday, and Ambleton has quickly taken its place.

“The Northwest is so popular because of its proximity to amazing amenities and the sense of community people bring to the neighbourhoods. Qualico has been investing in this quadrant for many years building on the success of Evanston as well as Country Hills, Coventry Hills, Harvest Hills and Hidden Valley to name a few,” Bilyk says.
