Calgary’s luxury home market is hot!
November 11, 2024
With inflation and everything, people might think a million dollars can’t get you the same home that it used to. Maybe that’s true in other parts of Canada, but in Calgary that dough can still get you a lot of home. Even a luxury home!
The sheer number of multi-million-dollar homes in Calgary’s affluent neighbourhoods can make your head spin, and they aren’t just in the inner city. Many new communities are also coming up targeting this very exclusive market, as Calgary’s high-end homes remain attractive to buyers.
“There is still a robust market for luxury homes in Calgary, as Calgary remains one of the best places in Canada to live, work and play,” explains Jennifer Sinclaire, Sales Manager at Crystal Creek Homes, one of the city’s premiere estate home builders.
“Luxury buyers are attracted to Calgary’s vibrant culture, stunning natural surroundings, and excellent amenities, ensuring that the market for upscale homes continues to thrive,” she adds.
Hap Randev, Vice-President for Operations & Strategy at Luxuria Group is even more upbeat.
“There is definitely a market in Calgary for luxury homes. In fact, Calgary’s luxury home market is thriving in 2024, standing out as one of Canada’s premier destinations for high-end real estate,” she tells Calgary New Home + Condo Guide.
“Sales of homes over $1 million have surged by 31 percent since last year, with 337 transactions in the summer alone, including two sales over $4 million,” she points out.
Luxury defined
So, what is a luxury home? By the strictest definition, it’s a home that goes beyond the essentials, the best that money can buy. But sometimes, it’s not just about price.
“We define luxury as a commitment to our customers, reflected in every aspect of our homes,” Sinclaire says. “Every customer’s home is thoughtfully designed with high-end finishes and specifications that elevate the living experience.”
“A price tag doesn’t define luxury; it’s about creating a home that allows you to live authentically in a way that resonates with you and your family,” Randev says.
“It’s having the freedom to choose a design and layout that perfectly aligns with your lifestyle and needs. While high-quality materials, thoughtful design, and premium amenities enhance the experience,” she adds. “True luxury is deeply personal and subjective, shaped by everyone’s vision of home and comfort.”
At its heart, a luxury home is a custom designed home, Randev observes, saying that “custom is the pinnacle of personalization. It’s truly a luxurious experience to shape your home right from the blueprint, crafting a unique space.”
Elevated living
The communities where luxury homes are built also play a big role in fulfilling an elevated lifestyle. Calgary’s inner-city communities of Mount Royal, Altadore, Pump Hill, to name a few, all have that air of refinement. New communities that mirror those sensibilities – like Watermark at Bearspaw, Harmony in Springbank, Aspen Woods Estates – create enclaves of affluence.
“The communities we develop enhance this sense of luxury, offering exceptional amenities and an environment that fosters an unparalleled lifestyle,” Sinclaire says. Crystal Creek, which is celebrating its 20th anniversary this year, is offering their unique brand of luxury homes in these highly sought-after communities, says Marketing Manager Karla Takasaki.
“These neighborhoods not only enhance the appeal of our homes but also provide a vibrant lifestyle, ensuring residents enjoy a rich and fulfilling living experience. Our communities are Watermark in Bearspaw, Currie, Rockland Park, Hudson in Pine Creek, Aspen Woods, University District Townhomes, Pine Creek Villas at Heritage Pointe and Quarry Park.”
Raising Crystal Creek’s luxury home bona fides are the stunning Grand Prize Lottery Homes that they have been building for the Foothills Hospital Home Lottery.
Their Devonshire showhome in the stately Hudson at Pine Creek community in the southwest can also take your breath away with its grace and elegance.
The Devonshire showhome is nestled on a walkout lot in Hudson with unobstructed views of the ravine. Elegant archways and an open-to-below living room enhance the sense of space, while expansive windows showcase the breathtaking landscape. On the upper floor, the primary suite is a true sanctuary, complete with an ensuite that reflects the home’s architectural elegance, featuring a lavish walk-in shower. With 3.761 square feet, this home has 4 bedrooms, and 3.5 baths. “It has been very well received since opening in the spring, people love its understated elegance,” Takasaki says.

Making a mark
Luxury homes are truly a cut above the rest, and it takes particular skill and expertise to stand out in Calgary’s crowded custom home market.
Luxuria Homes offers their singular brand of lifestyle-oriented single-family and multi-family homes across 10 communities in Calgary, Chestermere, Cochrane and Okotoks.
Now, they are sharpening their custom home edge with the launch of their Legacy by Luxuria brand. The new division aims to put a fine point to the level of luxury they can bring in any new home construction.
“Legacy by Luxuria puts clients in the driver’s seat, empowering them to shape every detail of their home to reflect their unique lifestyle,” Randev says.
Their initial offering under the brand is found in the new estate community of Upper Greenwich in northwest Calgary.
“Our Upper Greenwich showhome is the epitome of modern luxury tailored for a busy family,” Randev says. “It blends Art Deco charm with Hollywood Regency flair. With 3,152 square feet of living space above ground, this home is as spacious as it is stylish. A grand spiral staircase welcomes you, setting the tone for elegance throughout.”
Like all Luxuria homes, the Marone showhome in Upper Greenwich “is designed with the homeowner in mind,” Randev says. “This stunning residence offers four spacious bedrooms and three full bathrooms on the upper floor, including a luxurious ensuite with a fully enclosed shower room for that spa-like experience at home.”
At its heart is a vast L-shaped kitchen with custom built-ins and a premium appliance package featuring a 48-inch gas range—a Legacy by Luxuria standard. Ten-foot ceilings and ceiling-height cabinetry create a space ideal for everyday family life and effortless entertaining.
“At Luxuria, we’re committed to placing homes in communities that enrich our clients’ lives. Currently, we offer our luxury homes in Upper Greenwich and are excited to launch our luxury townhomes in the University District, with more premier locations on the horizon for 2025,” Randev says.
