Carrington South stays hot

Even though Calgary’s New North has enjoyed terrific growth in the last few years, Carrington South has managed to maintain its boutique, urban charm as its thoughtfully designed homes add value to buyers, especially as it opens its newest phase.

This young community, jointly developed by H3 Developments and APEX Developments, is one of the hottest sellers in the northwest. It has already sold 90 per cent of its Phase 1 release, and sales for Phase 2, which only just launched in September, have taken off.

“The addition of 91 new lots in this phase gives buyers the chance to capitalize on new pond lots, and new product by existing builders. And, we’re already over 40 per cent sold!” says APEX’s development coordinator, Morgan Gowland.

Carrington South, which is nestled just north of Stoney Trail, west of 1st St. NE and south of 144th Ave NW, is presenting a fresh, more vibrant and inclusive take on urban life, especially when it comes to family living. “This ideal northwest location offers people and families the connections to the places and spaces they value most. It’s conveniently located close to major routes, recreation and shopping areas, and even home to Calgary’s Transit on Demand system,” Gowland says.

Carrington South’s irresistible appeal is showcased by the opening of a new parade of front-drive garage (FDG), zero lot line (ZLL) show homes from Excel Homes, Trico Homes, and, Truman Homes (three models are already open, Excel’s will make its debut in early December). Plus, for the first time in the community, single-family laned homes are available exclusively from Excel Homes (the building arm of APEX Developments), as well as laned duplexes by Truman Homes.

Excel’s 1,601-square-foot Dawson laned show home which opened in August is getting rave reviews, says Excel homes area manager Tyler Scott. “It has been very popular and offering this new home type just broadens the appeal of the community,” he says.

“At the moment, we are offering five different laned models ranging from 1,435 to 1,795 square-feet, starting from the low $400,000s,” he adds. “Our laned home are flying off the shelf and we are so excited to see the positive response from our Excel Homes buyers.”

 

 

Its Collingwood front-drive show home is opening soon, and Scott has high hopes for this as it has been their best selling model in 2020. The 2,235 square-foot home has four bedrooms and two-and-a-half baths, and, comes with upgrades including a master on the main floor, spice kitchen, and the ability to add a side entry to the basement. It is currently priced from the high $400,000s.

Despite its quick growth, Carrington South’s idyllic nature remains intact as it was purposely designed around two scenic storm ponds connected by local and regional pathways. Its offering, which includes traditional, pond, and ZLL lots gives buyers tremendous leeway in choosing their lifestyle. And, residents love that there are no community fees here, adding immeasurably to its appeal when compared to surrounding NW communities.

Trico Homes, which now has even more coveted pond lots available, is offering three models from their Hallmark Homes collection; a series of top selling models offering some of the best value in the industry. The Winston, Concord and Stanley FDG models, all offered in Carrington South, are a big part of Trico’s success in the community.

“We are already almost 50 per cent sold out of our Phase 2 lots,” says Erica Lowe, Trico Homes area sales manager in Carrington South. “Our new Oxford ZLL and Harrington ZLL show homes have been a big hit, and are particularly appealing to young families.” Prices start from the mid $400,000s. “We’re especially proud of the Harrington as it is designed for big families with: two kitchens, two laundry rooms, and four bedrooms on the upper level along with a bonus room.”

Truman Homes, whose Phase 1 townhomes sold out in record time, are now building a limited selection of laned duplexes . “I only have two left, so interested buyers should act fast,” says area manager Dilesh Sidhpura.
Truman also offers front drive homes here, including their new Mystic show home. This stunning model presents a refined, urban take on a suburban family home. “You can build one here starting from $492,000 on a ZLL lot, an impressive offering given a similar home in the southwest could be as much as $400,000 more expensive on a conventional lot,” he tells Calgary New Home + Condo Guide.

The new bridge over Stoney Trail connecting the community to 14th Street NW is set to open in 2021 and will add tremendously to the accessibility of the community. “You can already get to downtown in 20 minutes or less, but having this new bridge will make the trip even faster,” Sidhpura says. Plus, there are already a ton of well-established amenities surrounding the community including Symons Valley Ranch Market, Vivo Recreation Centre, Landmark Cinemas, Cross Iron Mills, and Costco to name a few.

From the community’s pathway, park, and playground network to the houses themselves, families feel right at home here.
