Encore the rise of the new southwest

Living in the southwest is a dream many Calgarians share but buying a new home in this most sought-after location may be beyond the budget of most. That is until Encore West Grove Estates came along.

This latest phase of the successful West Grove Estates community brings a new, more affordable facet to the enviable lifestyle that the southwest is famous for, and its affordability comes without losing any of the glamour.

And with the surging sales it has enjoyed a few short months since their soft launch, Encore West Grove Estates seems to have tapped into a new energy and dynamism for this most remarkable and already well-established community.

Encore is appropriately named, as it is the latest in Bri-mor Development’s string of successful community developments in the area that started with West Grove Estates and continued through with The Rise at West Grove Estates adding 300 homes. The Rise is down to its last handful of lots even as Encore sales continue to surge.

Bri-mor Developments has released 64 lots in Encore, and sales have been strong even through the pandemic-induced lockdowns, says Bri-mor Managing Director, Aleem Dhanani. And it’s easy to see why it continues to be popular.

He says there is nowhere else in the entire west side of Calgary where young families can find a semi-estate home from the mid $600,000s. How it has achieved this affordability is worth mentioning as well.

Bri-mor came up with new, more feasible lot designs with functionality at its core. The new 34-foot lots are a perfect fit for the family-friendly homes being built by the exclusive homebuilder in Encore – Cedarglen Homes.

“Cedarglen has new designed homes offered – including the new three-storey model – that lose none of the liveable space that families require at an attainable cost,” Dhanani says.

Professionals with young children make up the bulk of residents in these three West Grove communities, but Encore will be able to attract even more of this market with the attractive prices and stylishly designed homes.

 

 

Colin Pon and Cindy Chang decided to buy a home in Encore to make room for their growing family. They were living in a two-bedroom condo with their four girls ages 12 to 6, so it was definitely time for a bigger home.

They not only loved what Cedarglen Homes offered in Encore but also its buyer-centred system. “Cedarglen has a very well-planned approach to work making it easy for customers like us to make choices from house lot, house plans, and all the customizations we could ever imagine doing with a house builder. Colin says they were attracted to Encore due to the community’s green spaces and outdoor family amenities, schools in the area, shopping, and the West Side Recreation Centre. “The commute to downtown and the expanded Stoney Trail make it easier access to the South side and close to the mountains for hiking and skiing.”

Bri-mor has nurtured the entire West Grove Estates community to fruition, putting in place everything that was needed to bring out the full lifestyle potential of living in the southwest. There are a multitude of schools nearby, a diverse choice of restaurants, groceries and boutique shops that are less than five minutes away. That being said, he says they have approved two new home styles in Encore – Transitional and Modern Farmhouse – which “allows for homeowners to express themselves through modern styling while still tying visually to the well-established architecture in West Grove Estates and the Rise. We are also excited to introduce white exterior colours to further allow customers to express themselves through their design choices”

Cedarlglen Homes has been building in The Rise at West Grove Estates and is now entrusted to build all the homes in this new boutique community.

Cedarglen President Howard Tse says they are excited to build on their success at The Rise and continue to offer an opportunity to build in West Calgary at a great price point. “In the past few years, we have welcomed over 100 different families into their new homes here, and it is officially time to open the next chapter.”

Cedarglen is offering some of their best-selling models, including bungalows and three-storey homes, on 32 and 34-foot wide lots.
Cedarglen currently has a showhome open at 7124 11 Ave. SW and is building two new show homes to open by mid spring that will define the kind of lifestyle people can expect at Encore West Grove Estates.

“Encore West Grove Estates is getting a lot of attention for sure. It goes back to the conception of developing new homes on Calgary’s west side that are nestled in existing surroundings. With the shorter commute to downtown and the draw to be close to the wide selection of nearby schools is still huge. I am seeing folks back that were wanting to get into a new home a year ago or more, and for whatever reason it was not the time then, but it is now. Likely interest rates have played a part to the increase of traffic,” says Kimberley Holstein, Area Sales Manager Encore West Grove Estates.

“With the recent global event of our world, families are also looking at homes differently. They are not just wanting a place to land at the end of a long day away from home, it is now where homebuyers are combining work and family under one roof. More time spent cooking, sitting with their coffee at home, wanting to enjoy the calm and serenity of their own spa like ensuite. Implementing features to their homes that even still amongst the hustle of life, their home can provide a play spaces, exercise spaces and a peaceful, fun place to staycation,” she says.
Cedarglen has several home models that would work in Encore’s lots, including their ever-popular Huxley. “We still do very well with our Huxley model and have had several new models, like the Champion, Clairmont and Lacombe that are getting noticed. Two of these will be our new showhomes slated to open this spring!”

Holstein says Encore really has the best value in the whole west side. “Where else on the west side can you get a single family home on a regular lot in the mid $600,000’s. The value of lifestyle provided in the Encore West Grove Estates is unbeatable. Since the release of in September of 2020, we have sold 16 homes.”
