Prioritizing home affordability at an ambitious scale, Spotlight Development is planning to transform a 3.5-acre site in the Black Creek and Lawrence neighbourhood of Toronto into a mixed-use community that provides much-needed affordable housing with supporting retail, childcare, and other community amenities to an underserved area of the city.
Replacing a shopping plaza and parking lot, the project is to feature a progressive and inclusive model, and the development team has invited a series of not-for-profit agencies as partners. On the housing side, this includes Habitat for Humanity, WoodGreen Community Services, The BlackNorth Initiative, and Trillium Housing.
The developer is proposing approximately 1,470 residential units. Part of the project aims to provide housing for families with low to moderate incomes that fall below $75,000 annually, with the goal of providing as much affordable housing as possible, for rental and ownership.
‘Glass house’ inspired homes coming to Leaside Commons with Penthouse Collection
Perched on top of an exquisitely designed nine-storey, midrise building in midtown Toronto, Gairloch Developments, in partnership with Harlo Capital, is releasing the Penthouse Collection at Leaside Common. The release introduces a new real estate offering that has yet to be seen for midrise condo living.
Offering the closest thing to “Philip Johnsons’ Glass House,” the newly released two-storey penthouses feature curtain wall encased units with 10-ft.-high ceilings, providing panoramic views of the Leaside community at an unprecedented scale.
Two-storey penthouse suites range from 1,446 to 2,060 sq. ft. and are priced from $2.5 million. Studios to three-bedroom units are also available at Leaside Common, at a starting price of $898,900. Following record-breaking sale, Westbank and Allied release final set of penthouses on KING Toronto’s ‘North Mountain’ peak
In April 2020, at the height of the pandemic and in the midst of Toronto’s shutdown, a penthouse at KING Toronto was acquired for a record-breaking $16 million, the highest known condo sale to take place in the city during 2020 and 2021.
Located on the building’s “North Mountain peak,” the two penthouses, The Glass House and The Sanctuary, mark the final cap of KING Toronto’s urban mountain range.
Currently under construction at 489-539 King St. W. in Toronto, KING Toronto is a mixed-use development designed by world renowned Bjarke Ingels Group.

Windmill Developments to convert gas station into sustainable midrise community in The Beaches
Windmill Developments (Windmill) is transforming an existing gas station and garage into a bike-centric, midrise development in The Beaches. An eight-storey, 57-suite boutique community, Courcelette is designed to embrace outdoor living and facilitate a sense of community among residents.
The community will follow the One Planet Living framework, which comprises 10 principles, including measurements around active transportation, health, and happiness.
Funding from the One Planet Living Fund, an impact real estate investment fund developed by Windmill and Epic Investment Services, is designed to accelerate the implementation of impact investing principles in real estate, while generating market returns.
By launching The Fund, Windmill and Epic are hoping to popularize the adoption of the One Planet Living framework across Canada and North America, with an initial focus on the GTA and Ottawa.
