Loving the low-rise life Areva Living is about to launch First & Royal, the only upcoming wood frame building in New Westminster. First & Royal is a six-storey lowrise featuring a collection of 189 residences, including townhomes and studio, one-, two- and three-bedroom condos starting from $299,000. Located park side, minutes from the New Westminster Pier and the Columbia SkyTrain hub, First & Royal will also offer an outdoor movie theatre on the roof-top deck. This new project comes on the heels of The Royals, a heritage revitalization and development of two six-storey buildings.

A growing interest
There are many new multi-family projects vying for the attention of homebuyers, several of which offer great locations, nice architecture, lots of amenities and thoughtfully designed interiors. Urban garden allotment plots were popular before the pandemic and now is one amenity that has skyrocketed in interest. The most obvious reason is when you have your own garden, you are picking your produce at its peak, making your food more nutrient-packed and tastier than what you find in the grocery store. Essence Properties understands this growing trend and will be offering garden allotment plots at some of its newest multi-family projects, including Eastin in Langley.
Pre-sale incentives
More than 150 people lined up down the street on July 23 for Contour Metrotown’s public grand opening. Attendees took advantage of incentives such as a 10 per cent deposit due in the first 24 months, and a 10 per cent discount on all homes, with savings up to $150,000. In addition, refreshments and prizes were given away and the first 50 people in line received a $25 Visa gift card. The 24-storey mixed use tower featuring 120 junior, one-, two- and three-bedroom homes is set to complete in spring 2025. Contour is a partnership between SVM Homes and Kirpal Group, and activity at the event surpassed its target sales projection for the weekend.
Donating kitchen comfort
Wesgroup Properties recently launched a unique new pilot program. Once it sells out the homes of its new projects, the developer will donate display kitchens from its presentation centres. So far, the project has brought company volunteers together to help dismantle and load kitchen appliances, countertops and more, to help two charities — Habitat for Humanity and the North Shore Women’s Centre, a drop-in centre where women from different backgrounds come to access resources and other much-needed support. Wesgroup Properties would like to continue to find ways to give back when it has valuable and useful pieces for the home that it no longer needs when the pre-sale process is complete.
