Launching into 2021: Excitement and Opportunity Abound

2020’s real estate market, including new home sales, surprised everyone. The assertive developers who decided to go ahead with the sales of their developments were rewarded with a robust demand. New technology has made it safer and easier than ever to shop for a new home remotely, but nothing beats walking through a presentation centre and experiencing the spaces and finishes for yourself.
Because of the pandemic many plans were put on hold, including new multi-family home projects, but the New Year, with its brighter outlook and continuing low interest rates, will see a large number of those developments finally going ahead. This is great news for anyone in the market for a new home! There will be abundant choices and options, with the possibility of great promotions and bonuses as sales teams compete for buyers in a more competitive marketplace.

East Vancouver is the home of some of Metro Vancouver’s most exciting new projects, particularly because this sought-after area has been very underrepresented in the market in the last few years. Habitat, a project on East Broadway just past Main Street started sales during the pandemic and is already 60 per cent sold out. “The right projects in the right areas are really seeing a lot of success right now,” says Framework Real Estate Group’s David Zeigler. Two of the other team members behind Habitat, fabric and Hudson, are also getting ready to launch Assembly Strathcona early this year, offering 40 one- to three-bedroom city homes and at-grade retail, providing a truly integrated mixed-use community.

Also coming to East Van early this year are two offerings by Dimex: Templeton and Lakewood. Templeton includes one-, two-, and three-bedroom one-level garden homes and three-bedroom townhomes, and Lakewood will have one- and three-bedroom townhomes. Located at their respective streets, both family-friendly townhome communities are built to Passive House standards. “This is such a great area that has been underserved,” says Dimex principal Sunny Dhillon. “These Passive Home townhouses and city homes will help meet the demand in a sustainable way.” Dimex is also launching a new boutique project, Nicola, in the West End this spring. Rounding out the East Van selection is The St. George, also on East Broadway, though it’s also launching this spring, check the website for more details as they are released.

Moving westward, Vancouver’s West Side also has some new communities launching sales this spring, including Park W29, a collection of 30 three-bedroom townhomes on West 29th by Redekop. Gryphon Development has three exciting, upscale new communities on the West Side: Gryphon House in Kerrisdale, and two more on Dunbar and 41st and one at Cambie and West 49th. Check the Gryphon website for updates. Autograph is the name of Pennyfarthing’s latest community, located at Ash Street and McGuigan Avenue. These 64 homes feature a short walk to Queen Elizabeth Park and are located just minutes to both Oakridge and Cambie Village nearby.

To the east, Burnaby is home of many of the most highly anticipated new home offerings. Around the Brentwood area, Concord is releasing new homes in their master-planned community, and Shape is poised to announce more homes in The Amazing Brentwood development. Amacon’s next chapter in Burnaby is a beautiful project called Alaska; a boutique tower of 500-plus square-foot one-, two- and three- bedroom condos and loft homes. Marcon’s Tailor will be a soaring building on a sculpted base offering high-end finishes and large balconies and a selection of homes from studios to townhomes.

Over Metrotown way, Bosa has announced their latest, Central Park House, a 40-storey tower with 356 homes, and Concord Metrotown is starting sales on its first two towers in a huge master plan.

Metro Vancouver’s most dynamic new neighbourhood has to be West Coquitlam, also known as Burquitlam. Smith & Farrow by Boffo is a collection of one- to three-bedroom homes within 46 stories that are perfectly positioned on a quiet street, one block from Burquitlam Station. Karen West, Director Sales & Marketing explains why they chose this time and this place to launch their newest project. “Over the last few of months we’ve seen how steady the real estate market continues to be throughout the Lower Mainland. There is definitely pent-up demand and the low interest rates are a huge motivator for buyers. Following our past successes in Downtown Vancouver and Metrotown, we are excited to bring this new Boffo community to West Coquitlam – an amazing location on the cusp of Burnaby and Coquitlam, with a two-minute walk to Burquitlam SkyTrain Station”.

Anthem, following up on their wildly successful SOCO community’s most recent phase, is launching Jinju, a 42-storey residential tower with approximately 387 market and rental homes located adjacent to Burquitlam SkyTrain. Around the corner, Sydney is Ledingham McAllister’s latest luxury collection of tower residences, located next to Lougheed Town Centre, and will offer 25-storeys of one- and den to three-bedroom homes, all serviced by over 14,000 square feet of state-of-the-art hotel-style amenities. On the other side of Coquitlam, Baycrest on the Rise will be a collection of 67 three- to five-bedroom townhomes set in the natural beauty of Burke Mountain.

In Surrey and Langley many projects are launching, both large and small. Surrey City Centre has a wide array of new projects on the horizon, including Belvedere, a 30-storey concrete tower with 275 residential units, by developer Square Nine. Just a six-minute walk to King George Skytrain station and Surrey Central Mall, the building has full level of indoor amenity space plus a large outdoor amenity space with 360-degree views.

In South Surrey, Veza is coming soon to the walkable urban community of Grandview in South Surrey. Veza is 39 well-appointed townhomes by Raicon with all the modern technology for home security, convenience and connectivity, featuring three-bedrooms plus flex room and double side-by-side garages. Miracon’s Foundry in Langley West is aiming to launch this Spring/Summer. Foundry is a collection of spacious two-, three-, and four-bedroom homes with flexible, well-functioning living spaces and a fresh minimalist style. Set on five acres and steps from a scenic creekside trail, Foundry is a beautiful addition to a quiet community close to great schools, shopping and recreation.

In Abbotsford Phase Two of Court is being released this spring. The two six-storey Court buildings merge contemporary architecture with Scandinavian-inspired design to create a refined collection of one- to two-bedroom and flex homes.
