Move in faster with quick possession homes
December 10, 2023
Building a new home can require a lot of patience. It can take as long as 10 months (sometimes longer) to move into a pre-sale home, and not everyone has the luxury to wait that long. But there’s an easier way, and that’s by getting into a quick possession home.
The quick-possession home - or spec home – is an industry staple that provides buyers on a tight timeline the opportunity to own a new home and helps the builders themselves keep their tradespeople busy with a steady workflow. It’s a win-win.
These homes are constructed using builder specifications (hence, “spec”) and most are move-in ready and available for a quick possession.
The spec home pool in Edmonton remains healthy and experienced builders are well prepared for higher demand, relying on veteran leadership, a reliable trade base, and deep pockets for a steady supply of construction materials. Here is how some were able to navigate the choppy waters and have new spec homes ready for buyers that need them.
Excel Homes
Excel Homes says the spec home is several crucial steps ahead of a pre-sale home, in that the construction process has already started and saves the buyer valuable time.
“Our experienced sales team and designers work together to choose the lot, floorplan, interior finishes, and pre-planned options that fit perfectly together and bring the most value to our customers,” says Excel Homes marketing Manager, Kristina Plank. “That means the builder can continue the construction process of a home even before it has been purchased, essentially saving time.”
She points out that buyers of quick possession homes can move in quicker, even by the Holidays, as everything the home needs is already in place. “It can sometimes be overwhelming for some homeowners to choose their interior selections; therefore, a quick possession home is the perfect solution to simplify the home building process.”
Excel currently offers duplex, laned and front garage quick possession homes in Vita Crystallina, Edgemont, Keswick Landing and The Orchards.
“One of our quick possessions homes is the Bentley. It’s a 1,555-square-foot duplex home with three bedrooms and 2.5 bathrooms, available for immediate possession. The home includes some of our most popular features like ¾-inch granite countertops, LVP flooring, a modern appliance package and an exterior side entry door.”

Impact Homes
Impact Homes knows homebuyers don’t have the same timeline, so the multi-awarded builder makes sure to have a healthy spec home inventory.
“Quick possession homes are a great option for those who are eager to move in promptly or have time constraints. While the pricing can vary, quick possession homes often come with certain cost advantages compared to presale homes. With a quick possession home, buyers can also potentially save on interim living expenses and mortgage costs that accrue during construction,” says Tara Van Horn, Director, Marketing & Communications at Coventry Homes, and Impact Homes.
Impact Homes has a range of quick possession homes in its most popular floorplans, to suit diverse preferences, Van Horn says. “These homes are currently available in over 11 Greater Edmonton Area neighborhoods, catering to different lifestyles and needs,” she adds.
“Quick possession homes can be available as far as 90 days out to allow for homebuyers time to sell their current home or as quick as immediate possession.”
One of their current quick possession homes is in the community of SouthPointe in Fort Saskatchewan. This stunning Trireme model features 1,661 square-feet of living space, 9-foot-high main floor ceilings, main floor laundry, upgraded kitchen cabinets and backsplash tile, second floor central bonus room and a rear master suite.
“This home available Immediately, so buyers can enjoy the benefits of a thoughtfully crafted home without the wait,” she adds. For all the information on this or any of their quick possessions, clients can visit ImpactHomes.ca
Cantiro
Another positive for quick possession homes is that buyers can actually see the home they will be living in, and not a blueprint that they must visualize.
“Some clients also love to see the home they are buying prior to purchasing it,” says Cantiro's Etta Fung, Area Sales Manager in The Hills at Charlesworth. “While we have showhomes throughout the city, these showcase select models and interior style packages. Walking through a newly constructed quick possession home can help a buyer understand functionality and how their daily life will flow throughout that home as well as envision how they will furnish the space.”
Quick possession homes certainly give an advantage to buyers needing to move in quickly, perhaps due to job relocation, family needs, or other time-sensitive reasons, Fung says, and if the timing is right, buyers can get further incentives.
“As we near the end of year, Cantiro is currently offering a special Holiday Cash bonus on select quick possession homes across Edmonton and Sherwood Park. The benefit of this offer is that you will be able to move in before the end of the year and celebrate the holiday season in your brand-new home! Not only that, but you’ll also receive Holiday Cash at possession to spend however you wish, whether that be to offset moving expenses, furnish your new home or escape winter on a tropical vacation.” Learn more at: cantiro.ca/homes/holiday-cash-2023
She says Cantiro offers a variety of quick possession homes to suite every budget. “We currently have quick possession homes available across Edmonton, Spruce Grove and Sherwood Park.”
Cantiro’s quick possession front drive and three-storey single family homes are found in ONE at Keswick (SW), The Hills at Charlesworth (SE) & Rosenthal (West). Castlebrook in North Edmonton features single-family front drive. Townhomes are in The Hills at Charlesworth, with only a couple remaining in Emerald Hills in Sherwood Park!
“New homes are added weekly – check our website (cantiro.ca/homes/quick-possessions) for currently available quick possession homes,” Fung says.
