New showhomes bring a spring to the step in Calgary

The bloom of spring is upon us and not only is it the most brilliant time to enjoy the warmer weather, it’s also the absolute best time to check out the latest showhomes, as Calgary’s homebuilders roll out their new lineup for the season.

Showhomes remain the most persuasive implement in the homebuilder’s marketing toolbox to display not only their skills and capabilities in building a home, but inspiring visitors with the aspirational qualities of the home’s lifestyle potential.

The recent passing of the federal GST rebate plan adds a further spring to the step for homebuyers and the latest showhomes are an important piece in their homeowning journey.

What to look for

Buyers look for different things in a showhome. Each has a favourite feature – a sleek, modern kitchen, or a cozy ensuite – that aligns with their lifestyle. But there are some pro tips on what to ask staff at the showhome.

“Always ask the area manager which features are standard specifications, and which are premium upgrades to understand the true base value of the home,” says Max Conrad, Marketing Manager at Morrison Homes.

Beyond the looks, Conrad says to pay attention to storage space, the placement of the laundry room, and how the kitchen connects to the dining and living areas for daily family life.

Glenda Schwartz, Director of Marketing at Trico Homes says buyers should take a close look at the layout. “Can they picture themselves cooking in the kitchen? Does each room support their family’s lifestyle and daily routines?”

She says another important question to ask is about the ability to personalize through options and upgrades. “Families looking to buy should consider if they will need additional space to accommodate their evolving lifestyles, such as a secondary suite, upgraded kitchen, or a main floor bedroom.”

In addition to all these, Excel Homes’ Marketing Manager, Kristina Plank, says buyers should also look at the quality of materials and finishes, such as flooring, cabinets, and fixtures. “It’s important to ask which features are standard and which are upgrades. Buyers should also consider storage space, natural lighting, and how the rooms are arranged for everyday living.”

Excel Homes – The Maverick

Excel Homes

Excel Homes has been at the forefront of Calgary’s showhome parade pageant since it began nearly 40 years ago, and they continue to wow 2026.

“We currently have 29 show homes in Calgary, and three in Airdrie,” Plank says. “We just opened up three brand-new show homes in the new Rocky View County community of Princeton, and more show homes are on the way, with new communities coming this fall including Monarch in the SW, and Hazel in the SE. Stay tuned for that!”

Key to Excel’s showhome success is the ability to create a good first impression. “We try to focus on making the home welcoming, clean, and well-staged. This includes using attractive furniture, décor, and lighting to highlight the home’s best features and help buyers imagine living there. We also try to ensure the home is well-maintained and organized so buyers immediately notice the quality, design, and comfort of the space,” she points out.

One of their head-turners this season is the new Maverick show home in Seton Ridge in the southeast.” We just found out that this home is a finalist for this year’s BILD Calgary Region Awards!”

Thee 2,400-square-foot front-drive showhome presents a meticulously designed living space and four generous bedrooms, and delivers a striking blend of luxury, comfort, and functionality. The open-concept main floor centers around an upgraded chef’s kitchen, featuring black stainless steel built-in appliances, two-toned cabinetry, and a walk-through pantry that flows effortlessly into a mudroom complete with custom lockers, perfect for busy households.

The fully developed basement suite adds an impressive 705 sq. ft. of additional living space, complete with two more bedrooms, a spacious rec room, full kitchen, laundry area, and a full bathroom, perfect for guests, extended family, or multi-generational living. Find out more at excelhomes.ca.

Morrison Homes

For Morrison Homes, the showhome is a bridge the spans the gap between the 2D floorplan and reality. “Buyers can physically touch the materials, inspect the cabinetry, and see the build quality firsthand,” Conrad says.

“Walking through a home is the only way to truly understand the flow of the layout, the ceiling heights, and how specific design styles – such as staging with mid-century modern furniture – actually fit and function within the living areas.”

Morrison Homes will soon launch showhomes in existing communities of Glacier Ridge, Legacy and Rockland Park and in the new communities of Liberty and Rose Ranch. But as it celebrates its 65th anniversary this year, they are putting an added focus on their current line of showhomes in nine communities across the region.

“The major focus for Spring 2026 is the 65th-anniversary rotating showhome events, which kicked off at Seton Ridge on February 21 and run every weekend through April 25. These events also introduced our special anniversary models designed specifically for this milestone year,” Conrad says.

While all their showhomes are special, Morrison Homes is particularly proud of how its Bayview showhome in Livingston turned out.

The Bayview is an expansive 2,259 sq. ft. front garage model that was thoughtfully designed to maximize both everyday living and functionality. It features a beautifully open concept main floor that connects seamlessly, complete with a highly convenient walk-through pantry and an optional side entry.

“It truly represents our commitment to building highly functional, beautiful homes, all while offering buyers the incredibly connected lifestyle and rich amenities of the Livingston community. It was also recently awarded a finalist position in the BILD Calgary Region awards.” Find out more at morrisonhomes.com.

Trico Homes – Cambridge

Trico Homes

Trico currently has 40 showhomes located throughout Calgary, Cochrane, Chestermere, and Okotoks, and they all provide meaningful connection between the buyers and their vision for their family.

“By having the opportunity to experience the features that set Trico apart in person – our larger windows, wider staircases, upgraded kitchens and superior construction – homebuyers get to experience a snapshot of what it feels like to live in a Trico home,” Schwartz says. “It helps buyers connect with the emotional part of the journey, transforming a house they admired into a place that feels like home.”

Trico Homes is planning a big push through 2026, with more than a dozen showhomes (street towns, townhomes, laned and front-garage), and presentation centers opening to the public. Among those opening this spring are two front-drive showhomes in the northwest community of Ambleridge, laned and street town models in the new Airdrie community of Vantage Rise (a street town presentation center is also opening there). Verona North Townhomes is currently selling and showhomes open in May. Additional showhomes are coming up this fall in Glacier Ridge, Legacy, Spring Valley and Rose Ranch.

An important aspect for buyers to remember is that many of Trico Homes showhomes are available through a leaseback option, allowing buyers to purchase an active showhome while Trico pays the mortgage until possession. “This provides extra time to prepare and sell your current home, while enjoying more design features and finishes at a lower overall cost. It’s also a strong investment opportunity, offering a trustworthy tenant, professional maintenance, no property management fees, and beautifully designed interiors.”

One of their most popular showhomes this year is the recently opened front-garage showhome in Heartwood, the Cambridge, also a finalist at this year’s BILD Calgary Region

Awards. “This stunning home showcases the craftsmanship and quality Trico is known for and marks the ninth lottery home we’ve built in support of the critical, lifesaving work that benefits Albertans through Shock Trauma Air Rescue Service (STARS),” Schwartz says.

“The Cambridge is a true reflection of our values and our belief in doing well by doing good. It also gave us the opportunity to flex our design muscle, incorporating some of our most impressive features and finishes,” she adds. Find out more of what Trico has available at tricohomes.com.
