An exclusive collection of 27 two-storey residences is set to launch in Toronto’s lush community of Summerhill this fall, as award-winning real estate developer North Drive debuts its latest project, 36 Birch.

Rooted in a neighbourhood-first philosophy, North Drive has risen to success through bespoke, contextually responsive residences such as One Forest Hill; 4 The Kingsway; The High Park; and Picnic // The High Park II.

“36 Birch is one of the most exciting residential offerings introduced to the midtown market in recent years” says Jordan Morassutti, Co-Founder and Partner at North Drive.

Nestled on a park-lined cul-de-sac, the Garden Townhomes and Sky Residences of 36 Birch mark a fresh transformation in multi-residential form. Wide, spacious interior layouts (averaging over 2,500 sq. ft.) and large windows allow abundant natural light, countering the common experience of townhome living.

“We view Summerhill as the quintessential, established Toronto neighbourhood that has incredible demand, yet few options for buyers,” says Morassutti. “We know townhomes suit the stock of the neighbourhood, but we wanted to avoid the narrow feeling of conventional towns and create more open, artfully composed homes.”

To maintain the virtue of traditional residential homes, each two-storey residence is outfitted with its own generously sized private outdoor space – the Garden Townhomes on the lower level each include private greenspace in the form of deep porches or backyards, and the Sky Residences will each feature unobstructed views by way of private, expansive 25-ft.-wide rooftop terraces. The landscape and design of these exclusive, individual outdoor spaces will be led by distinguished Canadian landscape architecture and urban design firm, Janet Rosenberg & Studio.

“The contemporary gardens, both at-grade and on the rooftop terraces of 36 Birch, are designed to be elegant and sophisticated,” says Janet Rosenberg, Founding Principal of Janet Rosenberg & Studio. “It is all about the urban lifestyle; beautiful and luxurious spaces where you can relax and entertain outdoors with a sense of privacy.”

Renowned Toronto architect Richard Wengle and interior designer Michael London collaborated on an overall aesthetic that offers a refined, elegant slant on industrial design. The homes of 36 Birch follow the existing heritage architecture of the neighbourhood with front entrances and porches seen along the street side, dormers that complement strong rooflines, beautiful pillars, covered porches, and balconies – all accented with an industrial flair.

“We really wanted to celebrate the neighbourhood, so the theme for 36 Birch became Industrial-meets-Contemporary,” says Richard Wengle, principal at Richard Wengle Architect Inc. “Every site we work on dictates the artistic course of the project, and we haven’t imposed a flavour on 36 Birch – we really wanted to take our clues from the surroundings.”

Interior designer Michael London carries that aesthetic indoors, pairing ribbed glass accent walls with metal and bronze entryways and partitions. Light colours are used to illuminate each Garden Townhome and Sky Residence from the flooring and walls to the cabinetry, highlighting the generous entertainment space offered in each suite.

36 Birch will offer a limited collection of 27 residential suites featuring two-bedroom and three-bedroom layouts. The two-storey residences are more than 25 ft. wide and each average over 2,500 sq. ft., with 10-ft. ceilings on the main level. Early purchasers have the opportunity to customize their suite, with the option to merge units. Prices start at $3,250,000. To register, visit www.36Birch.com, or email info@36Birch.com
