Phoenix Homes communities – your new home is waiting

“We have eight projects,” says Rahul Kochar, vice-president of operations, “six on the go now and two to come.”

Whether you’re looking for a condo flat, townhome, bungalow or detached single-family home, there is a Phoenix Homes community that will suit your lifestyle and budget. The following are short descriptions of projects currently being developed or will be in the next couple of years.

Terra Flats, at FernBank Crossing

These stylish 12-unit, cost-conscious buildings are currently at Fernbank Crossing, but will be available at other sites, such as The Junction in Barrhaven. Building 6 in the eight-building project is currently being sold, with the ground-breaking in the fall of 2020. Building 7 will soon be released for sale. “Some people want to make sure they have locked in a purchase price,” says Rahul. “We’ve got units that are spread over the next couple of years.” Prices start at $256,800.

Diamondview Estates

This semi-private community with large lots is located at the Carp airport. The smallest lot size is 50 ft., making these single-family homes spacious and graciously appointed. Diamondview Estates boasts 66 singles, and while 45 of the 50- and 60-ft. lots are sold, there are still some up for grabs. “More product will be coming in the next few years,” explains Rahul. “Between 550 and 600 units are planned for this subdivision, with even larger lots for the next phase coming next year.” Prices start at $470,900.

White Tail Ridge in Almonte

This lovely new-home project is in phase 2, with lots nestled comfortably in the woods. There are 26 available lots – most measuring 80’ wide x 200’ deep – with five sold. Prices start at $457,000.

White Tail Ridge and Diamondview Estates communities make use of a community-based sanitary and water system. This practical – and affordable – option means there is no need for a septic tank system, which translates into smaller lots sizes and development savings passed on to the homeowner.

Shadow Ridge in Greely

Phoenix Homes is relaunching the completion of Shadow Ridge, nestled on the southern end of Ottawa in the scenic community of Greely.

This development is characterized by large lots – 66-ft. wide by 130 deep – with various models from which to choose. “There is a balance of about 70 units for immediate construction,” says Rahul, with a spring 2020 ground-breaking for the balance of phase 2. With a lot of open land still available, there are another three phases to come.

Pathways at Findlay Creek

This master-planned community features single two-storey homes, townhomes, spacious bungalows, and trendy urban flats, perfect for both growing families and first-time homebuyers.
“The whole south, south-east end of town is going nuts, particularly along Bank Street,” says Rahul. “Come fall, you won’t even recognize Bank Street.”

Single homes in Phase 1 at Pathways are sold out. Currently selling are townhomes in Phase 2. Prices start at $395,800. Phase 3 will be released in late fall, featuring singles and towns.

New at Pathways is the Income Suite Home, with a built-in income suite. “These are really worth coming to take a look,” says Rahul. “We’ve created a separation between the main home and the income suite. It’s very cool how we split the space. We have two 35-ft. and one 50-ft. models and they are available at any of our suburban sites that have single homes.”

The Junction in Barrhaven

Launching for sales in the spring of 2020, The Junction, to be located in Barrhaven, is a high-density project that will consist of a combination of terra flats, and the introduction of Halo, a new 18-unit condo building with indoor parking and an elevator, and Nuvo, back-to-back stacked townhomes.
