Southbow Landing brings fresh excitement to Cochrane

With the beauty of the Rockies to the West and the thrill of nature in its backyard, the big, blue skies of Cochrane are calling and many have heard. The Western Heritage town, mere minutes from Calgary, has become the epicentre of growth in the province, and now there’s more to be excited about.

Qualico Communities broke ground on their new community of Southbow Landing a year ago, and buzz has been steadily building since. This ambitious development, Qualico’s second and largest in Cochrane, will be over 540 acres (220 hectares) and will have roughly 3,000 homes for about 7,000 residents at build out. It’s the home many looking to move to Cochrane have been waiting for.

“Not only will Southbow Landing provide more than 3,000 new homes for those looking to live in the growing town, but the community will also have the largest commercial site on the south side of Cochrane,” says Qualico Communities Marketing Manager, Monica Bilyk. This provides fantastic convenience to residents who will no longer need to drive to the town centre for their everyday needs, she adds.

A transformative development

Cochrane Mayor Jeff Genung said during the groundbreaking that Southbow Landing holds “tremendous potential and promise” and that it “will not only shape the physical landscape, but we envision a vibrant hub full of opportunities where families will flourish and businesses will thrive.”

Qualico Communities Vice-President Thilo Kaufmann echoed the sentiment, saying Southbow Landing will be a transformative development that will further the growth of the town.

“It will facilitate some $250 million of new investment in Cochrane over its lifetime, while employing thousands of people in the construction industry, professional services, government, and education during its development. We are extremely excited about making this happen,” he says.

A wide range of homes

Qualico Communities is making sure that everyone can find a home in Southbow Landing, with a diverse range of homebuilders that will offer homes of every type.
Single-family builders include Broadview Homes, Daytona Homes, Douglas Homes, Sterling Homes, NuVista Homes, and Trico Homes. Soveren Developments, Streetside Developments, Uptown Residential, and Trico Residential have also committed to building multi-family homes in the area.
The first phase will offer laned homes, laned duplexes, front-attached garage duplexes, and front-attached garage homes.
“Southbow Landing offers affordable housing for those who love the outdoors and are looking to be closer to the mountains and nature,” Bilyk tells Calgary New Home + Condo Guide. “It’s a great opportunity for first time buyers currently living in Calgary who can’t afford to buy a home in the City and a nice option for those who are looking to be closer to family in Canmore/Banff.”

Mirror to Cochrane’s growth

Southbow Landing offers a rare connection to nature and an easy-living lifestyle with all of the big city amenities nearby.
Bilyk says, once complete, the community will include three school sites, over 10 kms of pathways, four parks, and the largest commercial site on the south side of Cochrane, which will be developed by Dev2.

The new community’s location on the south side of Cochrane gives residents plenty of advantages too, not the least of which is the pristine vistas available from almost anywhere in the area.

Just down the road is the new Jack Tennant bridge that opened in 2020. Bilyk says the new bridge has provided those on the south side of Cochrane an alternate way of getting into the Town Centre and will help those in Southbow Landing avoid the more congested areas of Cochrane.

“The community’s location along Highway 22 also makes it really easy to drive south to gain access to the City of Calgary to the East and mountains to the West (via Highway 1),” she adds.

The town is taking further steps to improve traffic infrastructure. “We are excited to see the final Interchange at Highway 22 and Highway 1A come online in 2026. That will make getting around the Town and to points outside of it much easier,” says Emily Smith, Director of Marketing and Customer Care at Qualico Communities.

Recreation-minded town

Cochrane has a variety of indoor and outdoor amenities available year-round to residents, and Southbow Landing residents are well positioned to take advantage of it all.

Over 80 kms of pathways and 46 playgrounds are maintained by Cochrane Operations, which will soon be connected by Phase one of The Trail initiative, travelling along Treaty Seven Territory connecting Cochrane and Calgary.

Spray Lakes Sawmills Family Sports Centre, just across the Jack Tennant bridge, is one of Cochrane’s partners in providing recreation to residents. Facility amenities include an aquatic, climbing, and fitness centre, indoor turf and track and multiple ice surfaces for organized and recreational skating, hockey, and curling.

Even with all its growth, the town never loses sight of its small-town beginnings and various community events serve to strengthen the bond. These include annual local events like the Outhouse Races, Rodeo and Labour Day parade, Bull Riding, Food Fest, Fair, Cochrane Classic Car Show, Oktober Fest, and Christmas Light Up.

It is this small-town charm that Southbow Landing cherishes. “This community balances small-town living with big town amenities and also a nice escape to the outdoors when needed. There’ll be a variety of affordable housing types available to suit families of all sizes and in different stages of life,” Bilyk says.
