The Arbours of Keswick: valuing connections

This family-friendly, amenity-rich, four-season-fun community in Edmonton’s sought-after southwest has certainly established itself for its “Live, Work, Play” lifestyle. With its astounding array of amenities and homes options available, there are even more reasons to find a forever home here.

As in all of its communities, Rohit Land Development ensured that Arbours of Keswick is designed not only to meet all the needs of its residents but create an environment that fosters neighborliness and a connection to everything important to live a contemporary lifestyle.

In and around the vicinity of Arbours of Keswick, new playgrounds, new schools, new commercial centres and even a new church have opened or are slated to open very soon.

“A state-of-the-art playground opened in the community last year, with a gazebo nearby that will definitely be host to many family picnics, birthday parties, and more, giving families and neighbours a place to gather and create community! It’s beautiful year-round,” says Marty Pawlina, Marketing Manager Coordinator at Rohit Land Development.

“Slated to open in September 2022 will be a brand-new Public K-9 school, right in Arbours of Keswick, with a brand-new Catholic K-9 school opening in the neighbouring community, connected by walking trails,” he adds.

A neighbourhood commercial centre opened this past summer with a gas station, daycare, and other conveniences right in the community that adds so much convenience to Arbours’ residents. And last but not least, Church of God just opened their new 46,000-square-foot facility in Arbours of Keswick.

“With all of the amenities beyond homes, there isn’t much you need to leave the community for!” he says.

The wide range of home options offered in Arbours of Keswick makes it a community for everyone, as there is likely a model to suit everyone’s lifestyle and budget needs.

Pawlina says there are three distinct lifestyle zones in Arbours of Keswick that allows residents to be neighbours with like-minded people. There is The Townes which consist of townhomes, duplexes, and smaller single-family homes for the first-time homebuyer; then there is The Arbours which consists of single family and streetscape single-family homes with front-attached garages for the move-up home buyer; and then there’s The Estates featuring lots for large single-family homes with triple car garages.

 

 

“We will have a new showhome coming to The Estates from Fekete Homes. They have just started construction and will be open this winter, and a new showhome coming to The Townes from Rohit Communities that is just having the finishing touches put on it now,” he says. Most of its seven builders of single-family estate, streetscape and duplex homes have new show homes.

But for most things, life can already be found in Arbours of Keswick. The new park completes the heart of the community, connecting to the seven-acre Gordon King Pond via a short walk down King Gate. It has a wonderful playground, covered picnic area (with power) and lots of open space to throw a football or frisbee with generous seating throughout.

The Gordon King Pond itself gives residents a quiet place to connect with nature and neighbours. The aerated pond is named after the World War II veteran and prominent Edmontonian, and the extensive greenspaces, trails and pathways honours his advocacy to creating connected communities.

Accessibility into the community has also been improved with a new direct connection from 170 Street. “There is now a choice when travelling north between Anthony Henday and the option of 170 Street or Rabbit Hill Road.”

It’s no wonder the community has grown spectacularly in just a short period. “With the completion of Phase 4 in September, we have developed 97 of our 160 acres in only four years. The velocity of this neighborhood compared to neighboring developments is extraordinary, as buyers clearly see that the Arbours is something special,” says Rohit’s Senior Project Manager, Land, Doug VandenBrink.

It isn’t just homebuyers that are finding a lot to love in Arbours of Keswick, as the community is a finalist in this year’s Canadian Home Builders Association - Edmonton Region industry awards.

“It is always such an honour to be a finalist in the CHBA-ER Awards of Excellence. Our project managers design our communities as if they are going to live in them with their family and friends, so it is always awesome to see all of their hard work recognized. For residents, it means that they can take pride in their community, living in one of the best communities in Edmonton,” Pawlina says.
