The Rise at West Grove Estates

The young, family-oriented community in the sought-after location in southwest Calgary has been such a hit that it is now down to its final 10 lots of the 200 it has. “Demand has remained so strong that we were even making sales during the pandemic lockdown,” says Aleem Dhanani, the Managing Director of Bri-mor Developments.

He says working with the teams from Brookfield Residential and Cedarglen Homes has certainly been beneficial and exceeded expectations, as The Rise approaches build out with only a handful of lots left.

Calgary New Home + Condo Guide spoke with both homebuilders to find out what made The Rise different from other communities and why their home products here have resounded so much with buyers.

“The Rise at West Grove Estates has been a great opportunity for Brookfield Residential, and the customers who have trusted us in providing them with the home of their dreams over the past three years within the community,” says Brookfield Residential sales manager, Dan Hippe.

“With the community’s unique urban feel combined with the accessibility to local shopping and professional services, easy routing to the mountain parks and convenient proximity to the downtown; The Rise provides Brookfield Residential’s customers with many conveniences that not many other communities can provide,” he says.

Allison Harvie, Sales and Marketing Manager at Cedarglen Homes, agrees. “Building in The Rise allowed Cedarglen Homes the opportunity to build semi-estate homes on the west side of the City at a price point that was more attractive than other new communities,” she says.

“We found that the homebuyer in The Rise didn’t fit the cookie-cutter profile and found ourselves designing family-sized homes that were individual to each buyer, allowing each home to be unique to the buyer. Upon launch we found success as the community attracted young professionals who wanted to be situated close to the downtown core but still have access to parks and greenspaces.”

Brookfield Residential offers two storey front-drive homes ranging in sizes from 2,070 to 2,700 square feet, with the average being 2,500 square feet. Its most popular has been the Savona (2,500 square feet, three-bedroom) model due to it’s spacious open to above main floor and flexibility provided through the number of options created for this design.

While Cedarglen Homes’ products range from 2,000 to 2,300 square feet, and Cedarglen area manager for The Rise, Kimberley Holstein says they have been a perfect fit for the young families that have been attracted to the community.

“The Rise at West Grove Estates is a community that is inviting young families, couples coming out of their first home, or condo and looking to establish themselves in a family home,” Holstein says. “Also I have to say the schools here on the west side are a huge contributor to bringing families into the community, we have had families move here for the sole purpose of having their children enrolled into one of these schools. It has been a pleasure to see even during these times, the families out for bike rides and out on their driveways socially visiting, it is a great neighborhood with some great people.”

Hippe says that their core demographic at the Rise has also been young families. “Primarily, our buyers have been young professionals (0 to 2 kids), who value the convenience of living in a community that is in close proximity to the downtown core and resides on the West side.”

At The Rise, home designs have been created to reflect “the family” unit, Dhanani explains. “They create a fully functional lifestyle and can cater to children, parents, grandparents, extended family and friends.A family home must satisfy all that is important to a family – from the home design to the community within which it is built.The Rise, together with our builders, can make all residents’ ideal home and community a reality.”

The 200 homes that will comprise The Rise will all be double front-attached garage semi-estate homes starting from 2,000 square-feet. They are on lots ranging in size from 34 - to 38-feet wide and start from the mid $700s. “There isn’t anywhere else on the Westside of Calgary where you can buy a home of comparable size and value at this price,” Dhanani says.

The Rise certainly has more to offer its residents – it has been a safe haven for families to grow with over seven acres of greenspace including playgrounds, quiet park space and a junior soccer field.Homeowners also enjoy knowing one another in the unique interconnected environment that it offers, and its location just off Bow Trail and 85th Street S.W. has given its residents plenty of easy access to nearby commercial and retail areas.
