Located 10 minutes south of Edmonton in the City of Leduc, Alberta, Southfork is right in the sweet spot between the modern and natural worlds, right at the border of urban and suburban living. And everyone is falling in love with it.

“Southfork has in fact become one of the most sought-after communities in the Edmonton area. With an abundance of green space, parks, pathways, landscaped water features and convenient access to downtown Leduc and Edmonton, Southfork is the location of choice for new residents in the Leduc, Edmonton and surrounding areas,” says Jayman BUILT Sales Manager, Dalayce Keen.

Just like any small town, Southfork now boasts its own elementary school. The Father Leduc Catholic School is a new Kindergarten to Grade 8 school located in the community and is currently serving nearly 500 students.

Residents also have easy access to Southfork Landing, a convenient retail development located on the intersection of Southfork Drive and Highway 2A. “There is a Husky Gas Bar and large convenience store that is the perfect ice cream and quick stop destination; a Liquor Depot, daycare, and other amenities abound,” Keen adds.

But what could be its biggest advantage is the very attractive prices of homes. “Homes are on average $30,000 cheaper in Leduc than South Edmonton which is only a 10-minute drive. Depending on the size of the home the savings can be quite a lot,” Keen points out.

For example, she says a single-family front drive home in Leduc starts from the $390,000s, while the same model in a popular southwest Edmonton community just a few minutes up the road is in the $445,000s. While a single-family laned home in Leduc is from the $320,000s and the same model in southwest Edmonton starts in the $350,000s.

Southfork is indeed primed for growth and new homesites were just released in the latest phase, with Jayman BUILT introducing a total of five new showhomes here in the spring.

“We will have three of our popular models opening - two laned homes and one front-drive home; as well as two estate showhomes in the Estates of Edgewater in Southfork,” says Ronda Soetaert, Jayman BUILT Marketing Lead, Edmonton Division.

Among the most anticipated new showhomes scheduled for a spring opening are the laned homes The Brady and The Renew. “The Brady is a new laned model with unbeatable value, at 1,450 square-feet featuring an open-concept main floor,” Soetaert says. “While the ever-popular Renew has the dramatic open-to-below allure that allows amazing sunlight down to the basement. This house always has basement development, so the finished square footage is 1,751 square-feet.”

She similarly has high hopes for the new front-drive model The Keira, which will have several different floorplan options that can personalize its 2,012 square-feet to fit the wants and needs of each specific buyer.

The crown of the entire Southfork community though is its Estates of Edgewater that crystalizes all the aspirations of the development in an enclave worthy of much esteem.

Edgewater is a true estate neighbourhood featuring a separate entry, private gazebo park and local shopping amenities. “This prestigious community with landscaped pathways and tree lined boulevards will make you want to call it home,” Keen says. And Jayman BUILT is now the exclusive builder here.

Coming soon to Edgewater are the Jayman BUILT estate showhomes of The Charlotte 26 and The Arlington 28-4. Soetaert says The Charlotte 2 6- at 2,612 square-feet - has the flair and functionality of an estate family home with a flex room on the main floor, walkthrough pantry and his-and-hers vanities in the luxurious owner’s suite. While the popular 2,664-square-foot four-bedroom Arlington has several floorplan options that makes it as delectable a choice as any custom-made home.

But no matter which home type you build, living in Southfork is its own reward. The setting may seem to remind some of the Little House on the Prairie series, although the homes are certainly anything but little, but the life that can be found here can be just as quaint and fulfilling.
