Townhomes are hot in Calgary

The townhome has always been a staple in the Calgary new home market but recently they have found more favour among new homebuyers who are looking for a versatile, practical, and a more affordable home. Demand is likely to hit new heights as the federal GST rebate program for first-time homebuyers kicks in, and Calgary’s homebuilders are ready, as more townhome developments launch in and around the city.
Whether upsizing or downsizing, for many, the townhome is about right-sizing. Its inherent affordability is what makes townhomes one of the hottest selling multi-family homes today. Now, more versatile, multifunctional townhome models are available in some of the newest communities in and around Calgary making them even more accessible to new homebuyers in the market.
Townhome buyers love the fact that they can get a two- or three-bedroom (increasingly, even four bedrooms) home for a lower price than is typical for a duplex or laned home, with the extra advantage of a low-maintenance lifestyle. Some also come with attached garages and developable basements, which add to their allure. The fact that they are available in traditional or no-condo fee versions also helps in the buyers’ decision making.
We spoke to a couple of Calgary’s top townhome developers to get their insights on the enduring popularity of this multi-family housing type, and why it might be the right-size home for you.
Why buy a townhome
Townhomes come in all shapes and forms. Some are perfect for the first-time homebuyer looking for an affordable way to get into the market, there are also townhomes designed to fit the downsizer crowd with all the elegance and luxury they have been accustomed to.
Kristina Plank, Senior Marketing Manager at Excel Homes, which has introduced its Monocle Townhomes in the lakeside community of Mahogany in the southeast, says townhomes provide a “middle ground” between single- and multi-family homes and provide more value for the money. “It appeals especially to people who want more space than a condo but less cost and maintenance than a detached house. There’s also a nice community feel in a townhome complex.”
Kyle Amos, Area Sales Manager for one of Trico Homes’ latest townhome developments – Foxtail StreetTowns in Vantage Rise – says the appeal of a townhome is typically that they are a turn-key product offering a lot of value and convenience for the price.
“Townhomes have always served a need in the market; there have been some really beautiful offerings over the years in Calgary and area. Buyers have always valued location, and we’re seeing so many gorgeous urban and surrounding communities offer this product,” he adds.
Adam Zymirski, Trico Homes’ West 83rd Townhomes Area Sales Manager says townhomes offer freedom from everyday chores and maintenance.
“Townhomes offer homeowners the convenience of having all of their exterior maintenance taken care of (snow removal, landscaping, waste removal, insurance of the exterior, etc.), which allows for a ‘lock-and-leave’ lifestyle.”
He adds that the cost of purchasing a townhome generally speaking is lower than a duplex or a laned home, and is a great way to enter into homeownership for first time homebuyers.
“Townhomes are getting more popular especially considering the gap in price between townhomes and single-family homes,” Zymirski explains. “The first time homebuyer GST rebate has triggered a lot of interest amongst those that can qualify for this program as buyers can essentially buy a home with next to nothing down once you factor in that they will be receiving this rebate back at a later date. You can purchase certain townhomes for as little as 5 percent downpayment, so they essentially cancel themselves out.”
New townhomes
There has been an upsurge in townhome offerings all over the city, giving new homebuyers plenty of choices in styles and locations.
Monocle Townhomes in Mahogany is a return to the form for Excel Homes who sees a definite appeal in its location in this hit lake community in the southeast that is already replete with established amenities. Taza Park and University District are two of the most notable locations with upscale townhome offerings, including Vanguard by Luxuria Homes, which offers some of most upscale features coupled with a prime location in one of the most sought-after urban communities – University District.
Also new is Morrison Homes Multi-Family’s Pinegate Park townhomes in the southwest that has just been introduced .
Trico Homes is coming in strong in 2026 in the townhome market and has probably one of the most extensive townhome offerings right now with six current and upcoming releases.

Trico Homes
Trico Homes might have the most comprehensive townhome lineup in the Calgary area right now. Currently they have three conventional row townhome developments with condo fees – Verona North Townhomes, West 83rd and Chelsea Court Townhomes. Coming up are a couple of no-condo-fee townhomes:Foxtail Street Towns in Vantage Rise in Airdrie, and Coach & Gable Street Towns in the new community of Rose Ranch in the southeast. And finally, Stillwater Estates in the lake community of Harmony which will have executive style townhomes and bungalow villas.
