What’s new in Calgary in 2025

Calgary continues to attract newcomers and new home demand continues to surge. Homebuilders and land developers are keeping pace by launching new, exciting showhomes and communities in every sector of the city and beyond this year, and strengthen Calgary’s appeal as one of the best options to find an affordable new home. Here are some of what to look out for in the local new home market in 2025.

Apex Developments

Apex Developments has three popular communities currently in Calgary: Carrington South, Creekstone, and Silver Spruce.

Creekstone in the southwest will start selling its fourth and final phase this year, and the final opportunity to own a front-drive garage home here. “There are some really great lots backing on to the park,” says Development Coordinator, Michelle Wilken.

Silver Spruce will be introducing phase 3 with lots backing onto greenspace, and new duplex lots that sold out quick in the last phase.

Carrington South in the north is also approaching its seventh and final phase that will have duplex lots and lots backing onto park space.

“We are excited to share that we will be working on our newest southwest community in 2025, with lots available for 2026. Brookfield Residential

Mary Aucoin, Senior Manager, Marketing Calgary Communities at Brookfield Residential says 2025 will be a big year, as they launch their new communities of Starling and Seton Ridge.

The renowned homebuilder and developer is trying something new by pre-selling their new northwest community of Starling in CrossIron Mills mall until June 2025. They will also open a new discovery centre for the southeast community of Seton Ridge in spring.

Rockland Park in the northwest will open the much-anticipated The Lodge HOA, which will feature their first outdoor hot tub and pool. Seton will also see a new HOA facility, and park, as well as a new showhome parade. Livingston will also open a new showhome parade.

Cedarglen Homes

Cedarglen Homes capped 2024 with the launch of several new showhomes in two vibrant new communities in the fall of 2024: Logan Landing in southeast Calgary and CreekView in southwest Calgary.

Excel Homes

Excel Homes is poised to enter 2025 in a big way, as they make their debut in four new communities in Calgary, says Marketing Manager, Kristina Plank. These include Starling in NW Calgary, Lewisburg in the NE, Seton Ridge in the SE, and Princeton in Rocky View County.

In Starling, Excel will be offering front drive garage homes in this brand-new community where the city meets the sky.

While in Lewisburg, they have front drive garage and duplex homes. “Lewisburg, this brand new, 100-acre master planned community in Northeast Calgary designed to be greener, more complete, scaled to pedestrians and inclusive to everyone at all stages of life with a mix of housing diversity,” Plank says.

Seton Ridge is Calgary’s newest urban hub that sits directly South of Seton and overlooks the Bow River Valley. “We will be offering front drive garage and duplex homes in this beautiful new community,” she adds.

Princeton is in rocky View County just to the east, midway between Calgary and Chestermere. “This brand-new community ioffers great accessibility and is just south of the TransCanada Highway and west of Garden Road. We will be offering front drive garage homes in Princeton.”

Jayman BUILT

After a year of sweeping local, provincial and national awards, Jayman BUILT is intent on growing even more in 2025. But they are not resting on their laurels as they have been busy introducing new models to the region over the last few months.

Morrison Homes

The multi-awarded new home builder is unveiling two new sets of showhomes in the southwest community of Sirocco at Pine Creek in February - semi-attached front garage homes and elegant bungalow villas.

Qualico Communities

Qualico Communities is just developing three brand-new communities that were introduced last year, says Emily Smith, Director, Marketing & Customer Care.

“We will start promotion of Ambleridge, the sister community to our popular Ambleton community in NW Calgary. We anticipate the Grand Opening of this community to happen in Spring 2026.”

She says Bridgeport in Chestermere is now starting to sell with a couple of builders, and Qualico anticipates the Grand Opening of the community to happen in late Summer 2025.

While Vantage Rise in Airdrie will also start promotion and presales before the end of 2025, with the Grand Opening of the community to happen in Spring 2026.

Furthermore, Qualico will have new semi-estate showhomes in Dawson’s Landing, Chestermere, which will feature the first lots backing on to the amazing new Eco Park. “We will also have new showhomes opening in the very popular community of Vermilion Hill in SW Calgary in late Spring 2025,” she says.

Rohit Communities is coming in strong in Calgary in 2025 with a couple of exciting developments. First is Heartland in Cochrane, Rohit Communities is adding 50 new single-family lots, a multi-family site, and a new showhome parade opening Spring 2025. “We’ll have enhanced community spaces with landscaping, a new playground, and dog park,” says Division Marketing Manager, Daisy Lieu. “ A brand-new entry feature has been added along Highway 1A and Heartland Blvd.
