Young communities on the rise

Calgary‘s growth seems all but unstoppable as more new communities are introduced in all its four quadrants in 2025, and more are coming soon.

Developers are busy launching new communities, and several have already been introduced this year, like Nostalgia Townlet by Jayman Living in the southeast; Lewisburg by Genstarin the northeast; Ambleridge by Qualico Communities in the northwest; and CreekView by WestCreek Developments in the southwest.

All were spurred by the continued growth of Calgary’s population that saw record numbers come in last year.

From July 2023 to July 2024, Statistics Canada records show the Calgary Census Municipal Area (CMA) growing 5.8 per cent, marking the highest growth rate since at least 2001.

As Calgary continues to attract a record number of new residents all looking to take advantage of the relative affordability of owning a home here, these new communities – and more - are going to be needed.

“New communities and the approval of related growth applications are vital to adding timely and sufficient housing supply to maintain and improve affordability and to continue providing diverse housing options for those looking to purchase or rent in the Calgary region,” says Brian Hahn, CEO of BILD Calgary Region

“Calgary remains highly attractive, thanks to its many amenities, including its proximity to the breathtaking Rocky Mountains, access to an international airport, and its status as one of the most affordable cities to buy in Canada,” he tells Calgary New Home Guide. “Combined with a wide variety of high-quality housing options, these factors make Calgary an increasingly desirable destination, driving steady demand for housing in the city.”

Here is a quick rundown of newest communities in Calgary where homebuyers can find plenty of opportunities to build their dream homes.

Southeast

The southeast is a hotbed of growth in the city, as it saw a slew of new communities sprout in the Seton area. The two Rangeview communities (one by Section23 and the other by Genstar), Heartwoodby Rohit Group, Seton Ridge by Brookfield Residential, and Logan Landing by Genesis Land Development are all well underway. The last three were just introduced this year.

A notable newcomer is Nostalgia Townlet, the first development by Jayman Living in Calgary, and it promises to be a doozy.

This visionary community on the banks of the Bow River promises to unlock all the residential lifestyle potentials in this southeast corner of Calgary. “Nostalgia isn’t just a place to live — it’s a place to belong,” says Jay Westman, Chairman and CEO of Jayman BUILT. Already selling is the Icona Townhome Collection from Jayman BUILT, which is the exclusive builder in Nostalgia.

Located south of Seton and Rangeview, Nostalgia Townlet blends European-style living and modern comfort atop the Bow River. Designed with the vibrancy, charm and the timelessness of a European village in mind, the new luxury community will feature a variety of boutique shops, cafes, restaurants, specialty grocery store, anchored by an approximately 155-foot clock tower and 1.5 mile ridge line that overlooks the world-class fly-fishing Bow River, and lower river bench boutique hotel and conference centre, all of these amenities are only steps away. Northeast

The northeast is also seeing explosive growth, mainly along the areas close to the Stoney Trail ring road. Communities such as Homestead by Partners Group, Belvedere by TriStar, Cornerstone by Anthem, and Livingston by Brookfield Residential are forming the face of what has been termed the New North. More are coming down the pipeline, including Huxley by Genesis Land, which will be opening showhomes later this year.

Just introduced this spring is Lewisburg by Genstar Developments. It is their follow-up to the enormously successful Carrington community nearby that is now built-out.

The response to Lewisburg has been incredibly positive, saysGenstar Development Manager, Travis Putnam. “The showhome parade has been thoughtfully curated to give visitors a full picture of what’s possible in Lewisburg. All product types are located along the same street, allowing people to easily compare layouts, finishes, and styles—from luxurious front drive homes to stylish semi-detached and laned options. There truly is a home for everyone here, and we encourage people to come experience it for themselves.”

Lewisburg is a thoughtfully designed community tucked just far enough off Stoney Trail to offer a peaceful, quiet lifestyle—yet close enough for unbeatable access, with a direct connection from Stoney to 11th Street leading right to your doorstep. “No other community is closer,” says Putnam.

Separated by the Rotary Pathway—the largest paved pathway in Canada—and surrounded by generous green space, Lewisburg offers the best of both convenience and serenity. It’s a welcoming new community in Calgary’s north, rooted in the area’s rich culture and designed for the future—ideal for new families and those looking to put down roots.

The builder group includes some of Calgary’s most trusted names—Cardel Homes, Excel Homes, Homes by Avi, Prominent Homes, and Truman Homes. With 14 brand-new showhomes to explore, buyers can choose from seven distinct architectural styles: Prairie, Craftsman, Farmhouse, Brownstone, Scandinavian, International, and Urban. Home types include semi-detached, laned, and front drive options, offering something for every lifestyle and stage of life. Go to genstar.com for more.

Northwest

Qualico Communities has already made its mark in the northwest quadrant with the back-to-back successes of Evanston and Ambleton communities that have charted the course of modern residential living in this quadrant. Now comes Ambleridge that is beginning pre-sales in this booming area.

Ambleridge, a master-planned residential community located at 144 Avenue NW and Panorama Road NW. Spanning more than 320 acres at full build-out, Ambleridge is poised to deliver a diverse range of housing options, thoughtfully planned open spaces, and scenic views of West Symons Valley. This latest announcement marks a key milestone for the community, as future residents can now explore home options and begin the purchase process with any of its six builder partners.

Jayman BUILT and Broadview Homes are offering laned duplexes starting from the high $500s, and laned homes starting from the low $600s. Shane Homes, Sterling Homes, and Trico Homes are each bringing single front garage homes to the community, starting from the high $600s. And Douglas Homes rounds out the builder group with a selection of laned townhomes starting from the low $500s.

“Ambleridge has been thoughtfully designed with the modern family in mind. From multi-use pathways and playgrounds to nearby schools and sportsfields, everything is planned to support connection, activity, and convenience. It’s more than just a neighbourhood, it’s a lifestyle set against the beauty of Symons Valley,” says Rishika Dave, Communications Specialist for Qualico Communities.

“To celebrate the launch of presales, we’ve also introduced our First 30 Program, a limited-time incentive for the first 30 firm purchasers in Ambleridge starting right away,” she adds. “Buyers will receive a $2,000 bonus to use toward landscaping or furniture, with gift certificates redeemable through Blue Grass Nursery & Garden Centre or The Brick after possession.” Find out more at liveinambleridge.ca.

Southwest

This sector has long since been the most sought-after residential area in Calgary. With its varied topography that allows for mountain and city views, its well-established amenities, and accessibility to downtown the southwest is a dream location. Now, there are even more opportunities to own a home here.

The opening of Stoney Trail ring road was key in the recent boom of housing opportunities here with the rise of communities like Silver Spruce, Alpine Park, and Vermillion Hillon the southmost portion of the southwest.Belmont, Hudson in Pine Creek, and Sirocco are coming up nicely nearer the Macleod Trail section. New are Silverton by Cardel Homes (see the special in this issue) and CreekView by WestCreek Developments.

CreekView backs onto the beautiful Pine Creek Valley and tiers down to ensure residents are at ground level with this beautiful creek as the community builds out, creating walking paths and privacy for everyone in this quiet enclave of the city

With Pine Creek running along the southern and eastern edges of CreekView, a barrier is created that helps insulate residents from city life, while giving them 4 km of planned walking trails along this natural feature to enjoy at their leisure.

Creekview offers front-drive garage homes, laned homes, duplex and condos. Builders include Baywest Homes, Brad Remington Homes, Cedarglen Homes, Shane Homes, and Trico Homes. Showhomes are now open for FDG, laned and duplex homes. Find out more at creekviewliving.ca.
