An affluent community in Winnipeg's north end, Amber Trails is a large – and still growing – diverse residential neighbourhood that was created by the Genstar Development Company. The area is bordered by Leila Avenue on the south and Pipeline Road on the east. To the north and west of the area, there's an extension of the Storie Road line west of Pipeline Road.
When completed, this large subdivision will feature approximately 1,400 homes. Residents here can enjoy the picturesque views of the area's three man-made lakes or get out and stroll the neighbourhood's illuminated pathways. While this quiet suburb doesn't have much in the way of commercial development, its northwest location provides residents with easy access to public transit routes as well as the shops and services along McPhillips Street.
A diverse and family-friendly community that comes in at 40 acres, Amber Trails offers residents high-quality new family homes in a tranquil residential setting. A well designed system of intertwining trails connect the neighbourhood's parks and lakes, ideal for walking the dog or pushing the stroller (or both). When locals venture out of this attractively-landscaped subdivision, they can easily access the Garden City Shopping Centre.
Amber Trails is diverse and welcoming. And although it's an affluent neighbourhood, a large number of residents is comprised of visible minorities. There's a strong Filipino and South Asian presence, in particular, in this growing community. Families in general are fond of the area, with just over 60 percent of area residents legally married as of the 2006 census results – most of them with children living at home.
Amber Trails' residents enjoy the outdoors at a number of small parks and three man-made lakes. Students can choose between Amber Trails Community School (Kindergarten-Grade 8) and Leila North Community School (Grades 6-8), the latter of which offers both French immersion and English instruction. Just east of the area, the Garden City Shopping Centre awaits, and Seven Oaks General Hospital is conveniently located nearby.
Winnipeg Transit routes 35 and 17 offer service to Amber Trails. While less than five percent of residents identified public transit as their primary form of transportation in the 2006 census, there were 24 bus stops located throughout the neighbourhood as of mid-2015. Located in Winnipeg's northwest quadrant, the area provides drivers with convenient access to major traffic routes leading to the city centre.
Residents experience both the benefits and issues that come with living in a new master-planned community. Purchasing a new home with modern layouts and your choice of finishes goes hand-in-hand with temporary construction noise and a lack of commercial development. As of 2015, residents have access to a new $25 million dollar community school with daycare facilities, and services continue to grow along with the neighbourhood.
As reported in the 2006 census, the average household income in Amber Trails was $99,337, well above the $62,023 Winnipeg-wide average. Just over 40 percent of households were earning $100,000 or more per year. An affluent subdivision with plenty of large, new homes, the area draws many middle- and upper-middle-class families. There are a range of shops and services located nearby, including affordable retailers such as Canadian Tire and Winners.
