Introduction

Beverly began as a mining village in the early 1900s, supporting the coal industry that operated along that part of the North Saskatchewan River. Consisting of several smaller neighbourhoods, the borders are now 50th street in the north with Yellowhead Drive binding the entire neighbourhood in the bend of the river.

Lifestyle

Stroll down the tree-line residential streets of Beverly and you’ll find seniors watering their flowerbeds, kids riding their bikes to school and young workers rushing towards 118th avenue to catch the bus to work. The community is active with family programs, a farmer’s market and the annual Beverly Heights Variety Show put on each year by the busy community league.

The Vibe

You’ll be welcomed by the Olde Towne Beverly gate on 118th avenue. Ethnic restaurants and unique shops take up a few blocks and the streetscape recently renovated in an attempt to rejuvenate this older neighbourhood. The large trees and quaint homes give Bevery its charm, but the vibe on 118th avenue can feel a little sketchy at times.

The majority of residents of Beverly have lived there for a long time. Empty-nesters are deeply rooted, many living along Rundle Park with river valley views. There is ethnic diversity here too. According to the City of Edmonton’s neighbourhood profile, single parents and newcomers to Canada are drawn to the low income apartment and row housing in the northeast section of the neighbourhood.

In the Area

The jewel of Beverly is Rundle Park, one of Edmonton’s largest river valley parks featuring a golf course, ball diamonds, tennis courts, recreation centre, picnic areas, disk golf course and multi-use paths. Beverly is also down 118th avenue from Rexall Place, and home of the infamous and beloved Edmonton Oilers.

Planes, Trains & Automobiles

Major bus routes run through the neighbourhood and the Abbotsfield Transit Station provides commuters with access to most of the city. The Yellowhead Drive can quickly take you to west Edmonton or out of the city east while 118th avenue leads west for access to Wayne Gretzky Drive to travel north or south.

The Good, the Bad & the Rest

Beverly is unique and known for its murals, with several in the neighbourhood showcasing culture and history. It has helped rejuvenate the commercial areas, which are a little run-down. Although the residential streets are peaceful, low income housing attracted some shady characters and the area has a reputation for crime.

Dollars & Sense

Beverly is inexpensive. Find a bargain at one of the liquidation centres, thrift stores or pawn shops along 118th avenue. Here you’ll also find a variety of family-style cafes, ethnic restaurants and food shops offering tasty treats at an affordable price. Housing, both to purchase and to rent, is below Edmonton’s market average.
