Introduction

Named for its 50-year-old Scots pine, Saskatoon’s Evergreen neighbourhood was planned as a sustainable urban village. Its northern boundaries include Fedoruk Road and Agra Road (the edges of the city). The neighbourhood begins at Silverspring in the west, and to the east, it stops at Range Road 3045. Evergreen’s southern boundary is made up of Atton Crescent, Pohorecky Crescent, and Baltzan Boulevard.

Lifestyle

Evergreen has been designed to coexist with the natural environment. The Northeast Swale exists on the area’s northern border and includes a wetland and a variety of wildlife. The plan also includes schools, a village centre, and a larger district centre to promote walkability. It’s also the first community to use LED street lights, and all streets have been planned to soak up the sun – promoting solar panel usage.

The Vibe

Evergreen is expected to become a vibrant town within a city, and will include a lot of diversity. The housing developments have been created to welcome all ages, incomes, and ethnicities. There are already parks in the area, such as Elaine Hnatyshyn Park, and a community association is going strong. Currently, the association offers mini-soccer, outdoor cleanup events, exercise in the parks, and a community garage sale.

Meet the Neighbours

According to a municipal profile, 1,067 people lived in Evergreen in 2013. However, as the community continues to grow, this number is expected to increase exponentially. When fully developed, the area’s population is expected to reach 12,622. Although the average age is currently 30 to 34 years old, the neighbourhood’s amenities and wide variety of housing options are expected to attract people of all ages and ethnicities.

In the Area

There will be plenty of amenities in Evergreen when construction finishes – including a commercial hub at McOrmond Drive and Fedoruk Road. Saskatoon’s school divisions are planning a joint public/Catholic elementary school for 2017. In the meantime, students attend elementary schools in nearby Silverspring. There are also two high schools close by, Centennial Collegiate and St. Joseph’s High School, in addition to the University Heights Shopping District.

Planes, Trains & Automobiles

When it’s finished, getting around Evergreen on foot will be easy. And with the main corridors of McOrmond Road, Evergreen Boulevard, and Lowe Road, using a vehicle will be easy too. The city bus service is now running through the area, connecting to the University of Saskatchewan, Saskatchewan Polytechnic, and the downtown business district. The John Diefenbaker International Airport is 12.7 kilometres away.

The Good, the Bad & the Rest

Evergreen is expected to have the amenities and appeal of a small town within a city. Its unique, untested design is a first for Saskatoon, which makes it appealing in spite of its distance from the rest of the city. It will take a few years for construction to finish and commercial development to move in, however. For those who can wait, this community will become something special.

Dollars & Sense

While the first houses built in the neighbourhood are quite expensive, Evergreen is expected to become an affordable neighbourhood. The Village Centre and District Centre will be located centrally, with plenty of sidewalks and streets leading to them. Developers are planning for a vehicle-light district, promoting commutes by foot or bicycle instead. There will be lots of multi-unit dwellings and properties for sale or rent.

ACT Arena

This indoor arena is one of five indoor city structures. It’s home to figure skating and learn-to-skate classes, hockey, and ringette clubs, and it offers public skate programs on weekends.

Montana’s BBQ & Bar – University Heights

A popular restaurant in Saskatoon, Montana’s offers a selection of barbecue staples, licensed drinks, and kid-sized favourites. And they love to celebrate birthdays – so expect singing, free dessert, and an antler hat.

This Saskatoon attraction offers acres of public parkland and gardens, event pavilions, and an accredited zoo with permanent and visiting animals. During the winter, the area hosts the SIGA Enchanted Forest Light Tour.
