On the south side of the community, McHugh Bluff Park provides magnificent views of the Bow River valley.

Despite being surrounded by high traffic roads, Rosedale is a quiet residential community. Being centrally located in Calgary makes it close to recreational and shopping amenities. SAIT is just across the street and the trendy Kensington area is a short walk down the hill. Consistently voted one of the best neighbourhoods in Calgary, Rosedale is a sought-after destination for both renters and homebuyers.

Ninety-one per cent of homes in Rosedale are single-family dwellings, and property assessments for the area are higher than the city-wide average. This is a community of families that can afford to live comfortably, although the nearby parks and access to public transit makes it an inclusive area open to people of all income levels.

The Good, the Bad & the Rest

Being an established neighbourhood with mainly single detached homes, Rosedale is a target for infill development and Calgary’s new laws relaxing rules on secondary suites. While those rules will help renters and lower income earners find housing close to central Calgary, residents have voiced concern that the quiet nature of Rosedale will be negatively affected and will lose some of the family-oriented aspects of the community.

Travelling to and from Rosedale is easy, whether it’s by car, bike, or public transportation. The C-Train stops at SAIT, plus there are bus routes that travel along the major arterial roads bordering the community. 10th St. and 16th Ave. are an easy way for residents to cross the river or head out to the airport and Deerfoot Trail.

In the Area

Everything is within easy reach from Rosedale. Enjoy the outdoors at Riley Park and McHugh Bluff Park located south of the community. For shoppers, North Hill Centre is only minutes away and Kensington is a short walk down 10th St. Across 10th St., SAIT offers an aquatic centre and fitness room and there are also numerous restaurants and small businesses along 16th Ave. for residents to enjoy.

Rosedale’s prime location and quiet suburban-like feel has attracted some upper-class residents. While most are highly-educated with above-average incomes, there is a mix of income levels represented here. New infill and apartment buildings have allowed a more diverse population to grow. It is still predominantly a family-oriented community, with one quarter of the population under the age of 19, according to 2014 Civic Census data.

The amazing views along Crescent Road provide a stunning entrance into this small tight-knit community. The proximity to SAIT, North Hill Centre mall, and businesses along 16th Ave. means residents don’t have to venture too far to access popular amenities.
