Cambrian Heights is an older neighbourhood in Calgary’s northwest, just south of Nose Hill Park and diagonally across the intersection of John Laurie Boulevard and 14 Street NW. It is bordered in the south by Cambrian Drive and Confederation Park, in the north by 40 Avenue NW, and in the east by Queens Park Cemetery.
Cambrian Heights offers central living with a suburban feel. Quiet, tree-lined streets make up the bulk of the neighbourhood, but there is a mix of housing that also brings in a mix of people. The proximity to downtown, SAIT, and University of Calgary makes it attractive for renters and students – but at its heart, this is still a family-oriented community.
Single-family homes tend to be higher priced, as the area is desirable for young families looking to stay close to central Calgary. However, while prices sometimes soar well past city average, there are still affordable options available. This combination attracts a mix of income levels to the area. And with so many amenities and parks nearby, residents don’t have to be rich to enjoy living here.
Cambrian Heights was first developed in the 1950s and some of those homes are in need of repair work. In the past few years, the number of teardowns has increased while new, modern infill duplexes and single-family homes have popped up. With its prime location, more investment-seekers are targeting the area, and this could lead to more development and increased property values in the future.
Cambrian Heights is conveniently situated close to major routes while just being far enough away to keep it a quiet neighbourhood. The airport and Deerfoot Trail are close via John Laurie Boulevard. The Trans-Canada Highway (16 Avenue NW) is just to the south and Crowchild Trail is just a few blocks over. The C-Train is accessible with a short bus ride to the University or SAIT.
There is plenty to do in and around Cambrian Heights. For recreation, the Confederation Golf Course is nearby and Nose Hill Park has hiking trails that are great for joggers. Shopping is close at hand with North Hill Centre just down the road. The strip malls along 16 Avenue NW offer several boutiques, professional services, and restaurants for all tastes.
Single-family homes populate the neighbourhood, but the addition of infill and increased focus on bringing in higher density housing has created a mix of residents from all walks of life. It is mainly young families with higher-than-average incomes who reside in Cambrian Heights. The location is attractive because there is everything from high-end retail to convenient discount stores within a few minutes’ drive.
The amount of parks and green space available to residents of Cambrian Heights is surprising considering its location in the inner city of Calgary. Nose Hill Park to the north and Confederation Park to the south are two of the largest park areas in the city. Shopping, restaurants, and businesses are close at hand and there are a number of schools from kindergarten to post-secondary in the area as well.
Adjacent to Cambrian Heights School and the Edelweiss Preparatory school, this park has two baseball diamonds and a soccer pitch. There are also two playgrounds, benches, and a couple of picnic tables for relaxing.
Pastry chef Philippe Poncet brings a creative flair to his baking that combines flavours from his French heritage with Canadian tastes. Phillipe’s bakery is one of the few authentic French bakeries in Calgary.
