This small northwestern Edmonton community is nestled between Victoria Trail and the North Saskatchewan River. Kennedale Ravine, with its beautiful nature walks, is located to the north and Canon Ridge's southern boundary is Yellowhead Trail, which provides easy commuter access to the rest of the city. Development didn’t take off here until the 1980s when primarily multi-family housing and lowrise apartments began to appear.
Condos dominate the Canon Ridge housing market, attracting young adults who love the outdoors and inexpensive living. Being on the outskirts of the city doesn’t faze residents because of the abundant natural amenities close by. Hermitage Park has gorgeous paths and ponds for people to enjoy Edmonton River Valley without having to go downtown.
Many residents choose Canon Ridge for its affordability. Housing prices are at or below city average. This allows for enough disposable income for the younger population here to spend on entertainment and restaurants, many of which are located in the Belvedere and Clareview areas nearby. The River Valley offers plenty of recreational opportunities for free so anyone can enjoy this part of the city.
Canon Ridge is the product of Edmonton’s rapid expansion in the 2000s. Housing went up quick as people sought affordable home ownership in the city, but that pushed new development to the outskirts and contributed to urban sprawl. For those who don’t have to commute downtown though, Canon Ridge is a desirable area as there are enough amenities locally to ensure residents have all their needs met.
Commuters have a long drive to downtown but they are helped by being so close to major freeways like Yellowhead Trail and Anthony Henday Drive. Once the ring road’s northeast extension is completed it will open up more options for residents to get around the city. Canon Ridge is close to the LRT as well, with Belvedere station just a few neighbourhoods to the west.
In addition to having Hermitage Park right next door, the Strathcona Science Provincial Park is just across Yellowhead Trail for outdoor recreation lovers. Shopping and restaurants abound with Abbotsfield Mall to the south along Victoria Trail. There are also numerous big-box retailers, major grocery stores, and restaurants to the north and west on 137th Avenue and 50th Street.
According to 2011 Statistics Canada census figures, Canon Ridge residents are right at the average income and a little younger than average age compared to city numbers. There is a healthy mix of ethnicities and a fairly even distribution of married and single people. The neighbourhood is popular with young adults who are getting their start in homeownership through the large number of condos and townhouses.
Many homes in Canon Ridge were built around the turn of the century and many of its residents are in their 20s and 30s, making this a young neighbourhood in many ways. Its proximity to the River Valley and ravines makes this a popular spot for nature lovers and outdoor recreation enthusiasts.
This is a popular and fun family winter spot because it offers more than just skiing. There is a tubing park with a lift and three terrain parks for different skill levels.
